As someone who lives extremely close to Walt Disney World, I spend a lot of time there; eating in their restaurants, walking around the parks, and just generally enjoying all they have to offer. Community Amenities

Golden Oak is offering a wonderful community that is packed with amenities and caters to adults as well as children. One such amenity is Summerhouse, a private clubhouse, that will offer fine dining, a start of the art fitness center, a spacious veranda for enjoying fireworks, a heated pool, a yoga studio, a concierge and resident reception desk, and lots of planned events like guest chef appearances and “Dive in” movie night at the pool.

Golden Oak has several different gated communities, expansive conservation areas, recreational paths and footbridges, and the Four Season Resort Orlando at Walt Disney World, with its Tom Fazio-­designed championship golf course, restaurants, and spa, is within arm’s reach.

Resident Services

Walt Disney World will be carrying its commitment to excellent customer service into this project. They will be 3 categories of services offered to the residents at Golden Oak:

  1. Personal Services: Transportation (including airport shuttles), park tickets, dinner reservations, tee times, mail and shipping services, and party and event planning.
  2. Residential Services: Cleaning and maintenance including pool and lawn service, pre-­arrival and post-­departure services (such as purchasing groceries for arrival), and seasonal home care.
  3. Resort Services: On-­property transportation scheduling, on­‐property dining reservations, and private family events.

Residents will also receive complimentary Walt Disney World Annual Passes, Complimentary Golf Services, Extra Magic Hours, and Disney Atmosphere Entertainment.

Construction Details

The builders for each type of home have been selected. Issa Homes, CAHILL, and Goering and Morgan Construction will be building the Village size homes. These homes will range in size from approximately 3100 square feet to 3700 square feet. The Estate homes and Grand Estate homes will be built by Derrick builders, Jones-­‐Clayton Construction, J. Richard Watson Construction Company, and Ray Coudriet Builder, and these homes will be between 4700 and 6800 square feet. Not all of the floor plans and home sites have been released at this time, but there are some available and waiting for new residents.

Celebration vs. Golden Oak

Many have compared this new development with Celebration and have wondered if the concept of Golden Oak is not truly “new”. As a Celebration resident, I can say that Golden Oak is an entirely unique entity. While I love living in Celebration, it is not a resort. The majority of the people live here all year round. They send their kids to school here and work in the surrounding areas. Golden Oak will have the look of a neighborhood but is in fact, and amenity-­rich, luxury resort. I would expect most people to use the residences at Golden Oak as second homes they occupy part-time.

The Real Celebration Foreclosure Numbers

The real statistics on the state of Celebration in terms of homes in foreclosure.

How many times have you heard the phrase, “Don’t believe everything that you read?”

Countless, I am sure, but have you ever really heeded the advice?  As a Florida resident and real estate agent, people always want to ask me about the market, but they almost always have preconceived notions about what it’s like.


Bogus Statistics in the New York Times

The other day I was reading the New York Times online, and I was scrolling through the opinion section when I noticed an editorial on Celebration, FL.  As a resident of Celebration, I was immediately interested, and very shortly into the article I became angry. The article is fraught with misinformation.

Celebration, FL Foreclosure Statistics not as bad as reportedIs it no longer considered necessary to do research in order to publish in a well-respected newspaper?  I understand that it is an opinion piece, but the data that is used to make the author’s point is astonishingly incorrect.  I live and work here, and while I will be one of the first people to tell you that yes, our values have dropped back to a more reasonable level, our town is by no means littered with foreclosed and dilapidated homes!

The article stated that there are currently 492 foreclosures in Celebration.  When checking the Multiple Listing Service (a database that all real estate agents use to market and gain access to available properties) today, I found that we currently have 6 bank‐owned homes on the market here in Celebration.  Six is a far cry from 492!


Where Did the Author Get Those Inflated Statistics?!

My only guess at this gross misrepresentation is that the author searched by zip code. The 34747 zip code is not unique to Celebration. It covers several square miles of Kissimmee, FL as well as Celebration, and the areas of Kissimmee that are included in that zip code are mostly vacation properties.
Many are zoned for short‐term rentals and owned by overseas investors whose own currency has fallen in value over the course of the last couple of years, thus forcing them to relinquish their second homes or rental properties back to the banks that financed them.


Celebration is a Great Place to Live!

 

Celebration, on the other hand, is mostly occupied by full‐time residents, and our property is much more valuable than the surrounding areas due to its quality and unique small‐town feel.
I sell and list properties here day in and day out, and I know that the picture painted in this New York Times opinion page is just that, an opinion.  An opinion offered to readers by an author who has not lived here in almost 12 years.
I would also like to point out that while many people do feel that life here is safer than many other areas, and that they are comfortable letting their kids play and ride their bikes in our neighborhoods, that no one that I know came here looking for ‘utopia.’ That is an awfully high standard to live up to.
If you are looking for a lovely town that is a nice place to live and raise your children, as well as a sound financial investment, then Celebration Florida is a great place to be!
Celebration, FL would be a great place to live
