Celebration, FL Walking and Bike Trails

Celebration, FL is a wonderful place to call home. As someone who lives here, I can truly attest to the quality of life that I experience as a resident. As a Realtor, I show a lot of Celebration FL homes, and I spend a lot of time talking about the all of amenities offered here -­ the great downtown full of shops and restaurants, several playgrounds for children of all ages, the lake where you sit and read or watch the ducks, and all of the village pools.

One major amenity missing from this list are the walking and bike trails. Though they are used everyday by many residents, it is very hard to show them to people from my car as we drive around, so many people do not truly appreciate them until they move here and have access to them all of the time. With many people looking for a more active lifestyle that involves less driving and more time spent outdoors enjoying the weather here in Central Florida, it is a shame that the trails don’t get more attention during the Celebration property search.

The trails are a great way to see some of the scenery here and the neighborhoods while enjoying the weather an spending time outdoors. We also have lots of wildlife here, such as deer, turkeys, many different types of birds, wild pigs, and otters, that can only been seen while enjoying the trails through the conservation area. One of the local Girl Scout Troops here in Celebration did a detailed map laying out suggested courses and distances, pictured below: click the image to enlarge the map and to check out of of our best features here in Celebration!

Upcoming Celebration FL Events

Father Daughter Dance

Just in time for Valentine’s Day, Celebration Parks & Recreation is pleased to announce our annual Father Daughter Dance which will be themed A Moment in Time! Join us for an evening at the castle where princesses dance the evening away with their fathers. It will be a memorable evening and royal fun for those who attend. So bring out those dancing shoes and make sure to reserve your tickets to the ball in advance. Sweet treats and light refreshments will be provided. The cost is $20 per couple and if there are multiple daughters, add $5 per daughter. Another relative is welcome if Dad if he is not available. Reservations can be made at the Community Center.

Celebration Classical Concert Series

Free Boot Camp Style Fitness Class

“Take On A Storm” Uniform Drive

Town Hall and The Celebration Foundation are hosting a uniform drive and taking donations for “Take On A Storm!” to benefit students without permanent addresses who attend Celebration High School. How can you help? There is a “Valentine tree” set up at Town Hall, where you can choose items specifically for a student or you can purchase a full uniform (including jeans, polo shirt and belt) by making a tax-deductible donation of $65, payable to The Celebration Foundation. Uniforms or donations may be dropped off at the Celebration Foundation or Town Hall. Needed items include: navy, white, purple or black polo shirts; dark blue denim or khaki pants and belts. Sizes range from adult xs through adult xl.

Architectural Review Information ARC Meeting

Dates for 2011 and 2012 are available for viewing or downloading on My Front Porch, by email from Compliance@celebrationtownhall.com, or printed copy from the offices at 851 Celebration Avenue. Generally, applications are due six business days before the ARC meeting in order to comply with Association guidelines and Florida Statutes for proper notice. Wait … don’t use that ARC application from 1997, or 2000, or 2001 or 2005. Over the years the ARC process has significantly changed. As have the application form(s). ARC forms now have an “expiration date” at the top. Near the top of all valid application forms is “Do Not Use this form after December 2011” Be sure you are using a current application. The Celebration Home Improvement Expo

The Expo will soon be here on March 26, 2011. Submit your ARC applications now to have projects approved so you can take advantage of special offers available at the Expo for Celebration FL homes. Completed applications received by March 4 will be reviewed at the March 14 ARC meeting.

HOA Assessments Due
Celebration Residential Owners Association assessments are due on the first day of every January, April, July and October. After the last business day of those months, payments not posted to accounts will begin to accrue late fees and interest. Statements are mailed out 10 days prior to the due date. If you do not receive a statement or if you have a question regarding the balance of your account, please contact Town Hall at (407) 566-1200 between 9:00 a.m. and 5:30 p.m., Monday through Friday. Purchase & Sale Agreement

The real estate business never stands still, so methods and practices are always updating as the market changes and evolves. In my several years of practicing Celebration FL real estate, I have seen several updates to the MLS (Multiple Listing Service), Realtor.com, forms and contracts, and so on. You have be to be adaptable in this business, and it is vital to stay on top of these changes.

September of 2010 brought us one of the more drastic changes I have seen in the last few years. The FAR/BAR Purchase & Sale Agreement was updated to reflect changes in the market and how business was being conducted. The reason for the name FAR/BAR is that the contract is constructed by the Florida Association of Realtors in conjunction with the BAR Association. This makes for a legally sound and binging agreement. The biggest notable change in this contract is its length – the former FAR/BAR contract was 4­‐5 pages long depending on the type of sale. I have taken the time to familiarize myself with every clause of this document in order to make sure that I am thoroughly representing my clients… but have you? The reason that I ask this question is that I have often overheard people say that they don’t need a Realtor to help them purchase a home. They can find on their own and just work with the listing agent. They feel that this will get them a better price, because the sellers are only paying commission to one real estate agent. That is not usually how it works out.

The listing agent has an agreement with the sellers for the total amount of commission (5% to 6% in most cases). The agreement states that the listing agent will offer half of the commission to the buyer’s agent in order to entice agents to bring their clients to the listing. If buyers come without their own agents, the listing agent gets all of the commission unless another agreement has been made with the sellers. My point is they are not guaranteed advantage to not having your own representation, and there are huge disadvantages.

For example, most people have never seen the 10­‐11 page Contract for Sales and Purchase that I discussed earlier. How would buyers navigate this document and make sure that they are properly protected if they are not familiar with it? This is where having a great Realtor really make s a difference. The FAR/BAR truly is written to offer protecting for all parties in a real estate transaction, but you have to know how to use it properly.

Your Realtor will make sure that you have an ample inspection clause to make sure that you have time to have a trained home inspector assess the condition of the property. Your Realtor will also make sure that the contract reflects you specific financial goals by making sure you are paying a price that will appraise, capping the interest rate on the contract to protect from unexpected rate fluctuations, and allocating who pays which closing costs so there are no surprises at the closing table. Real estate transactions involve one of the biggest financial investments you will make in your lifetime, so why would you trust it to anyone other than a professional Realtor?
