Do you still need a Realtor When You Buy a Newly Constructed Home?

I have been asked this question a lot lately as builders have started to pick up the pace and new home sales have increased over the course of the last 12‐18 months, so here is my answer -­‐ YES! Of course you need to have someone on your side.

Home Under ConstructionYou always need your own representation. The people at the sales office are looking out for the builder’s best interests and his bottom line. If you don’t have your own Realtor, who is looking out for you? One of the most important things to note in a real estate transaction is that the seller/builder pays the real estate commissions, so having your own real estate representation is of no cost to you. People sometimes think that they will get a better deal if the builder does not to pay another Realtor, but that is not the case. Your Realtor can help you negotiate more than the just the actual price of the property. There are several other costs that are associated with a real estate purchase that your Realtor can better help you navigate and negotiate. They can sometimes negotiate closing costs, extra upgrades, credits for homeowners association dues, etc.

The other thing to note is that your Realtor is not tied to one specific community or builder, so he/she can introduce you to multiple new construction communities. Having one person to rely on for information, negotiation, and access during your home buying process greatly streamlines the process and protects your best interests. With so many great restaurants in downtown Celebration, it is sometimes hard to decide where to go to eat. Thai Thani is one of our favorites though. It is located on Market Street right next to Bank of America in downtown Celebration and provides indoor and outdoor seating.

They offer a lunch and dinner menu as well as a full bar and separate dining area for special events. You can check out their full menu online at their website, but some of our personal favorites are the Thai Fried Rice & the Pad Thai Noodles. The restaurant’s location makes it a great place to enjoy some of the town events coming up in the next couple of months like Oktoberfest and Snowing Nightly.

Snow in central Florida?  This may seem like an odd topic to address, especially in August, but I have been asked about this particular event a lot lately. Also, many people are looking forward in their calendars as schools are starting all over the country.

Celebration has a very unique tribute to winter and the holidays that starts the weekend of Thanksgiving and goes all the way until December 31. It “snows” every night at 6, 7, 8, & 9pm. This event features Charles Dickens carolers, carriage rides, a meet and greet with Santa, ice skating, and live entertainment on select nights. The Winter Wonderland created in Celebration during this month long event is enjoyed by locals and tourists alike as well as participants of all ages. So if you are planning to be in the Central Florida area for Thanksgiving or any time during the month of December, make sure that you come over an check it out.

This event is one of many events held in the community of Celebration, FL. Visions of Lake Nona

Lake Nona is a 7000 acre section of Orlando near the Orlando International Airport that is undergoing a major construction endeavor. Over the course of the last 2 years, the footprint of this area has changed astronomically due to a flurry of construction and development.
