Spotlight on Celebration’s North Village

For those of you who are not Celebration residents, at least not yet anyways, I thought I would take you through all of the villages over the course of the next couple of weeks. This way you can see what truly sets each village apart and makes it unique. It only made sense to start with the North since it is the closest to 192, and therefore, the first village you encounter as you enter Celebration.

The North Village gives residents the quickest path out of town via 192, SR 417, and I4,  so many people love the convenience of that.  The 417 is the quickest, most direct route to the Orlando International Airport.  The North Village also offers its residents the largest recreation area available in any of the villages.  There is a large covered shelter great for parties and gatherings, a covered toddler playground, a separate playground with equipment geared towards older children, 2 large field for sports, volleyball courts, and a lap-sized pool.

Like the other villages located in Celebration, there is a large variety of dwelling units available.  You can chose anything from a 1 bedroom condo to a 7 bedroom estate home.  One thing that differentiates the North Village from other areas is the estate home section is separate from the other areas.  Once you cross over the bridge, you are the estate home section called The Acadias.  Many of these homes have water, golf, and conservation views.  They also enjoy larger lot sizes and more privacy.  Another feature unique to the North Village is the way the golf course winds behind several of the homes.

Summerhouse at Golden Oak at Walt Disney World Resort Partially Open

With much progress being made at Disney’s Golden Oak community, they have now partially opened the private clubhouse, Summerhouse. This gorgeously-appointed amenity will be the hub of the community. It offers residents a beautiful heated outdoor pool, a state-of-the-art fitness facility with locker rooms, a private training and workout area, function courtyard and outdoor fire pit, and a family room with game area.  In the future, special community events and activities will be held here, and residents will also be able to reserve part of it for private functions.  It will also be a place to enjoy casual dining as well as special guest chef appearances.

Clean & Help Out

Since it’s Thursday, I am sure that you have all started to think about the weekend, myself included. As a real estate professional, I am often asked what you can do to make your home more valuable. Most people think it will be something expensive or that takes a lot of time, but that simply is not true.  Here is a project that can be in done in a weekend, and won’t cost you anything but some time and elbow grease.

The greatest and simplest thing you can do to make your home more desirable is to, wait for it…, CLEAN IT! Now I don’t mean to scrub your toilets or mop your floor. I would hope that you are already taking care of that. I mean clean it OUT. I am sure that you have lots of items that you no longer use or need. Getting rid of these unnecessary objects will not only give you more space and make your home appear larger, but it will also help you better find and use the items you do need.

With the holiday season quickly approaching, now is the best time to donate to local charities. So grab some garage bags, organizing bins, a dust rag and get started. You’ll have more space in no time, and you will be helping out some very worthy causes at the same time.

2013 Disney Weekly Park Surprises

Disney recently announced that in 2013 they will have weekly park surprises, and social media will play a huge part in getting the word out each week. These will take place at all of theme parks here in Lake Buena Vista Florida – Disney’s Animal Kingdom, the Magic Kingdom, Epcot, and Hollywood Studios.  It will add a new dimension to the park experience.

The “Limited Time Magic” offerings will include special menu items at restaurants, character meet & greets, impromptu concerts, special merchandise, and other new events. The Walt Disney Company will be using Twitter, blogs, Facebook, websites, and other online activity to let guests know. This is just another way that Disney is looking to engage park-goers. They have released a sample of some of the weekly events that will take place next year. There will be a July 4th themed week, “Pirate Week”, and my favorite so far, “Long Lost Friends Week, which will feature lesser-known Disney characters.

Celebration’s Fall Art & Wine Stroll

Saturday night, October 20th, is the Fall Art & Wine Stroll. This laid back event takes place right on Market Street in downtown Celebration. It is a great opportunity to grab a glass of wine and see the offerings of over 50 different artists. You will see ceramics, water colors, hand made jewelry, photography, and much more.

Good News Is News Too

For the past several years all we have heard is a litany of negative information… The real estate market is terrible. There is a ton of “shadow inventory” that will come on the market and make prices fall even more. Homeowners are upside down and can’t afford their payments.

The news never likes to report anything good. Remember the Y2K catastrophe that was the bane of our existence for all of 1999, and what happened? NOTHING. As a society we seem to be constantly focused on the bad side of everything.  Well as far as the real estate market goes, we have certainly turned a corner.

With that being said, how much have you heard about the real estate market recovery on the news lately? Probably not much. Well here is some good news that I am happy to report. Many economists are now predicting rapid growth in the real estate market that would raise the value of our homes between 5 & 7% per year through 2015. In an article published by CNN Money on October 12, Stephen Kim, an analyst for Barclays Capital, said “In our view, the housing market had undergone a dramatic over-correction during the prior five years, resulting in pent-up demand for housing purchases that would spark a rapid rise in housing starts.” Not only are economic analysts now willing to report that the market is in a recovery,but they are now saying that we could hit “boom” level prices again as early as 2015. That is huge!  The growth is not just in the existing home sales market either. New construction has certainly seen a spike in new home starts and sales activity.

Home prices and sales are on the rise, new constructions starts are up, foreclosures are falling, and interest rates are still at near record lows.

If that isn’t NEWS worth reporting, I don’t know what is!

Disney Wilderness Preserve

You can not think about Central Florida, especially Orlando, without thinking about Walt Disney World. Instantly images of Mickey Mouse, thrill rides, trains, and balloons fill our mind, but there is more to the Mouse than meets the eye.

How many of you know that just 25 miles South of Orlando there is a 12,000 acre Disney Wilderness Preserve?  Shocking, right? It offers beautifully untouched nature and rare animals. It is a model of innovative land management that has been integral in preserving the Florida Everglades ecosystem.  The original 8,500 acres that make up the Preserve were part of a working cattle ranch owned by the family who founded Coca-Cola. Soon after 3,000 acres were added to the project as mitigation for the Orlando International Airport, and then the remaining acreage was donated by the state.

The Preserve offers visitors a rare opportunity to see Florida in all of its natural splendor. You can see stunning views of nature; rare species like bald eagles, Florida scrub jays, gopher tortoises; and learn about the history of ranching in Florida and the Everglades ecosystem by stopping at the Conservation Learning Center.

Now that we are headed into that wonderful time of year where the weather cools down and the humidity is clearing off, we can take advantage of being so close to the Disney Wilderness Preserve. Living in Celebration, FL, we are only about a 20 minute drive away.  

Orlando Home Show

Starting today, The Orlando Home Show is taking place at the Orange County Convention Center. This is a great place to check out celebrity designers, new remodeling materials & methods, home improvement vendors, or just get ideas.

One special feature offered this year is that you can walk through Ana Palacios‘ designer showcase which shows everything from a child’s bedroom to an office space. Then you can even get a free consultation. There will also be a smart home, built right on the convention center floor, that you can check out. It will showcase all the latest energy-saving technology for the home as well green materials. You will also be able to meet Mark Brunetz on the Main Stage. The Emmy award-winning co-host of Style Network’s Clean House will be giving tips on home organization and how to live clutter-free.  Last but not least, there will also be hundreds of exhibitors that are more than happy to talk to you and offer samples and product information.

New Publix Really Taking Shape

With only a few weeks left to the much-anticipated opening of the Publix at Water Tower Shoppes in Celebration, FL, people around town are getting pretty excited about this newfound amenity. We have been waiting for a new grocery store to come to town since the old Goodings closed in 2005.

You can see from the picture that it is almost finished and looking great. With the holidays around the corner, I am sure that I will be there endlessly in the next couple of months. There are supposed to be some exciting events that they will be having as part off their grand opening celebration. As soon as they post the details, I will pass them along.
