Island Village Sold to Mattamy Homes 

We have some big news to share about Island Village at Celebration!

The Celebration Company has officially agreed to sell the fifth and final residential village of Celebration to Mattamy Homes. The newest addition to the master-planned community built by Disney is expected to see its first model homes in 2019.

Island Village (totaling 350 acres) has entitlements for 1,014 single-family homes and 296 apartments, with an additional 30,000 square feet of neighborhood commercial and five acres for park or civic use. It was reported that the first phase will likely include all of the apartment units and approximately 300 single-family homes, as well as the pad for the community’s new K-5 school.

It was also reported that the purchase will take place in three stages. The first of three closings took place on Monday.

“This is a rare opportunity, and we’re super excited,” Mattamy Homes Orlando Division president Alex Martin told GrowthSpotter. “The good news is every developer says they want to mimic what Celebration has already achieved. The beauty is we get to carry on what Disney created at Celebration, and we can work hand-in-hand with Disney and the town architects to refresh the vision of what’s already been wildly successful.”

Celebration, Florida is truly the best place to call home. From Town Center to our friendly  neighbors, there are several elements of Celebration that we love. One of our favorites is the abundant amount of walking and biking trails the town offers.

Walking or biking through Celebration’s trails is a great way to get a closer look at the town. As a realtor, I’ve noticed it’s often one of the many amenities that gets overlooked during a listing! But with many people looking for a more active lifestyle, this amenity is one of the best.

One of my favorite trails circles the town’s lake (Lake Rianhard). This 1-mile path begins in the center of town and travels around the lake, passing Lakeside Park, a beautiful conservation area and Celebration’s Bohemian Hotel. The best part of the path is the full view of our beautiful town center.

We have several different kinds of wildlife here, including alligators, deer, turkeys, wild pigs and many types of birds. You might even see an otter or two— which can only be seen from the trails in the conservation areas.

Finishes Make the Property

Many properties that I sell are located in what are called PUD’s, planned unit developments. What does that mean??? PUD’s are communities, predominantly made up of single family homes, that are governed by a Home Owners Association and include community amenities. They are usually established by one or more homebuilders, meaning that individual properties are rarely unique. Floor plans and exterior elevations repeat throughout the community.

So how do you make one property stand apart or customize it to suit your own personal tastes??? Focus on the Finishes!!!! Change out those builder grade light fixtures and select something specific for each room. Also adding extra molding can make a huge difference. Photographs really pick up those details and make a huge impact when buyers are looking online.

Who wants to run for pancakes???

IMGI can certainly think of worse things to run for than pancakes, so lace up and meet me at the Celebration Fire Station on October 25th.

The Celebration Rotary Club has been putting on their Pancake Run & Health Fair for several years now, and it’s an event that always signals Fall for me. It usually coincides with the beginning of cooler temperatures and you get to run through a town that takes holiday decorating very seriously. We have a house that is completely converted into a Pirate Ship for the whole month of October here. Need I say more…

Once you complete your 5k or 10k race, they feed you pancakes. It’s amazing! There is also a Health Fair where you can take advantage of free services and be entered to win prizes such as free memberships to the Celebration Fitness Centre.  Plus best of all, this event raises much needed funds for New Beginnings, a non-profit organization that helps the homeless here in Central Florida. They can provide them food, shelter, clothing, professional counseling, job opportunities, and best of all, hope.  Just by getting in a workout that we all need anyways and then subsequently eating a bunch of pancakes, we can help New Beginnings make the holiday season better for those in need.

10 Reasons to Live in Celebration, FL

There are so many reasons to love living here, but here’s just a few of the more important ones.

1. Proximity to the Mouse
We are only a couple of miles from Disney property. So whether you want to hit the Magic Kingdom for a few hours or just do some shopping at Downtown Disney, you can be there in a as little as ten minutes.

2. Golf
People always come to Florida to play golf, and Celebration has a wonderful Robert Trent Jones-designed course complete with restaurant and banquet facility.

3. Miles and Miles of Walking and Hiking Trails

As a homeowner here you have access to 4 neighborhood pools as well as the downtown splash pad. It may be hot here in the Summer, but there are lots of places to cool down!

There are 4 playgrounds located throughout the different villages, and we have a multitude of sports fields.

Lastly and most importantly, we get all of these nice amenities for a relatively low fee. There are few true comparable neighborhoods to Celebration and even ones that come close to offering the same kind of amenities pay much higher annual dues.

Can I Still Get a Great Deal on a Foreclosure?

I am often asked this question. Of course as the market has shifted and inventory has shrunk significantly, the foreclosure deals have been fewer and farther between. Buyers, of course, still want to get a good a deal on their property purchase, and while that is possible, it is not as easy.

Recently I had clients looking for a foreclosure condo here in Celebration. It took us approximately 6 months to find what they were looking for. They were not local buyers, so they only came in to town twice during the course of our search. We were unable to find exactly what they were looking for either time, but I was able to garner a lot of feedback from them regarding their preferences and needs. I then watched the properties coming on the market every day until I found exactly what they were looking for. I then went to the property myself to take extra pictures for them and quickly assess the unit’s condition. Because we had established such a wonderful rapport during this process, they made an offer on the property sight unseen based on my recommendation the first day the property was on the market. I was able to secure this property for my clients by moving very quickly. They came down prior to closing for the inspection and fell in love. They now live in their gorgeous 3 bedroom bedroom condo right here in Celebration and are very happy with their purchase.

Market News – Seeds of a Housing Shortage

The real estate market is an ever-changing entity, and the Central Florida market is no different. We do have some unique dynamics here though including our proximity to two of the largest attractions parks in the world – Walt Disney World Resort & Universal Studios Orlando, our overall affordability compared to other large metropolitan areas, and the ability for international visitors and part-time residents to get in and out of town quickly with our large international airport.

With all of that taken into account, there have been some niche areas that were not as adversely affected by the turn in the real estate market as other areas, and there is always demand here. These two factors have made it possible for our real estate market to start an upward trend earlier than most other areas did, but now that has changed. It is trending upwards everywhere.

Realtor Magazine published an article in their November/December issue written by NAR chief economist Lawrence Yun about just that. He has seen an upward trend in sales and prices due largely in part to the decrease in inventory. The age old story of Supply & Demand. Nationally we have the lowest inventory that we have had since 2005, and our new home inventory is at a 50 year low. For example in Celebration, we only have 59 single family homes on the market right now.  His concern is that we are going to have a shortage of homes available for the buyers in the market. This lack of supply has already caused a the national price of transacted homes to rise 9.5 percent in August.

What is the good news in all of this data? Housing prices will begin to rise even further giving many homeowners increased equity in their properties and offering many sellers enough to make the move they have been waiting for. Celebration Alfa Romeo Car Show

In keeping with the “season of events” here, this weekend Celebration welcomes the Alfa Romeo car show.  The Mid Florida Alfa Romeo Owners Club, Inc is excited to host its 10th annual show in Celebration’s downtown on Saturday, November 3rd.

This year’s event is expected to have roughly 60 cars. Many rare Alfa Romeo’s will be on display including a 1961 Vignale, a 1959 Julietta and a ’61 Sprint. Also on display will be the official Pace Car for the Sebring Raceway. The car show takes place from 10am to 3pm on Saturday, November 3rd.

The weather is supposed to be wonderful, so come and take a stroll through downtown Celebration. Enjoy cars, food, and a family-friendly atmosphere.
