Celebration, FL Holiday Events December 3 & 4, 2011

Winterwonderland in Celebration FLIt’s that time of year again, and the Orlando area always has some of the best holiday events. I will be adding some every week, so make sure you check back to see all of the latest ones for the upcoming weekend. Here are some to check out this weekend.

The 14th Annual Holiday Home Tour – December 3 & 4 1-4pm (Celebration, FL)
-This Celebration holiday event is a charity event that is put on every year by the Women’s Club of Celebration. As a member of the Celebration Women’s Club myself, this is one of my favorite holiday events and start of the holiday festivities for me. Patrons gets to participate in a walking tour through the decorated Celebration streets and enter 4 fabulously decorated homes. Proceeds from the tour benefit local charities including the Special Olympics and the Osceola County Help Now (a battered women’s and children shelter). Tickets can be purchased on the days of the tour in front of Town Hall in downtown Celebration, and they cost $15 per person.

A Celebration of Voices Presented by the Orlando Sentinel – December 3 5-10pm (Celebration, FL)
-The 2nd Annual Celebration of Voices will feature local elementary school choir groups who have prepared a variety of musical holiday performances. Activities include ice skating, sleigh rides, train rides, pictures with Santa, and hourly snow fall! School performances will be every hour on the main stage and we will top off the night with an amazing concert from up & coming artists like Michael & Marisa, Matt Johnson, Sam & Nate & Jordyn Kane.

Now Snowing Nightly 2011 – Every night from November 26 to December
-Now Snowing, Central Florida’s original and premier “Snowing” event, offers an all new ice rink and a schedule filled with surprises. Now Snowing is a month long Winter Wonderland Spectacular featuring strolling Charles Dickens Carolers, photos with Santa, horse drawn carriage rides, the Celebration Express train, and nightly snowfall at 6:00, 7:00, 8:00 and 9:00 PM. The ice rink will be open nightly from 4-10pm.

With so many fun things to do, Celebration, FL is the place to be this weekend.

Small Changes Can Have a Big Impact

For many people, the idea of getting their home ready to put on the market is so overwhelming that they put it off. Well your Central Florida home is never going to sell if you don’t get it on the market, and many of the things that you should do prior to listing your homes in Celebration are simple tasks that you have been meaning to do anyways. So as the saying goes, there is no time like the present.

Unless you are a serious hoarder who has not cleaned your house in a very long time, you just need to do a few simple things to get your home ready to be put on the market. These things may be obvious to you, but I can tell you from experience that a lot of sellers don’t do them and it hurts their salability.

Clean up the outside of the house by maintaining the landscaping, painting the mailbox and the front door if needed, and powerwashing the house and driveway. Some potted plants on the front porch are always a nice touch as well.
Declutter every room in the house including the garage. This may sound very time consuming, but it will make a huge difference and give you a head start when you have to start packing for your new home. Get rid of excess papers and magazines, cut down on the amount of knick knacks, pack away some of your framed pictures, etc.
Freshen up the house by adding some plug-in air fresheners. Pick a scent that is mild and not over-powering. Something light and clean is best.

These simple steps will help your home make the best first impression possible and get you the sale you desire. So stop procrastinating and get to it.

Community Vs Square Footage

Celebration Florida offers so many amenities for families to enjoy.

The real estate market is an ever-changing entity.  So many factors can effect it – the economy, exchange rates, personal preferences, etc.  I have noticed a change in attitude in the last couple of years as far as what people want in a community.

During the housing boom a few years ago, builders were putting up subdivisions as fast as they could in order to meet the growing demand for properties.  Most of these developments were pretty ordinary and offered a limited amount of amenities.  They offered large homes, but there was little else to do in the neighborhood.  You would have to drive to outside areas for recreational activities, and interaction with neighbors was virtually non-existent.

I have now seen a lot of homebuyers in today’s market shift to a community-focused mindset. Prospective buyers are willing to purchase smaller properties in amenity-laden communities instead of purchasing larger ones in typical subdivisions.  They are looking for the neighborhood feel that comes with outside activities and interaction with their neighbors. Some of the many sought after community features are parks, playgrounds, walking/bike trails, community pools, tennis courts, and the ability to walk to shopping areas and restaurants.  When residents take advantage of the common area amenities, they become almost an extension of their living space.  The parks become larger “backyards” for the kids and offer the chance to make friends and meet neighbors for example.

It’s the age old debate of Quality vs Quantity.  What is more important – the size of your home or your quality of life?  Communities like Celebration & Baldwin Park (to name a few) offer residents plenty of outdoor activities and the walk ability they love, but you don’t get as much square footage for the money as you would in a less amenity-laden community.

The Baby Place at Celebration Health

The Baby Place at Celebration health is a wonderful place to bring a child into the world.In past posts, I have discussed and included information about Florida Hospital at Celebration Health. This facility is located right in Celebration and includes a full- service hospital, emergency room, fitness center, medical office tower, imaging center, and a spa.

As a member of the fitness center, I am at this hospital on a fairly regular basis. Recently though, I was lucky enough to be a patient at this hospital. Yes, I said lucky! I had a baby boy at the Baby Place at Celebration Health in September, but this was not my first time here. I also gave birth to my daughter there in 2008. One of the many community features that was important to us when we moved to Celebration was access to great medical facilities, and Celebration Health was highly recommended.

The Baby Place at Celebration Health provides the best of both worlds – a state of the art environment with the feel of an upscale hotel. Every new mother gets a private suite with private bath that is well-appointed and offers comforts for family members as well. The rooms have flat screen televisions and a pull out couch for any overnight guests. I could go on and on about how nice the rooms are and how advanced the hospital is, but the best part of my stay both times was the staff. The doctors and nurses at the Baby Place are phenomenal. They are attentive and caring and take the time to discuss your care and treatments with you as well as answer any questions you may have. I have recommended the Baby Place before and will continue to do so. It is a wonderful place and just another great part of Celebration FL.

Thai Thani Restaurant -­ Celebration, FL

With so many great restaurants in downtown Celebration, it is sometimes hard to decide where to go to eat. Thai Thani is one of our favorites though. It is located on Market Street right next to Bank of America in downtown Celebration and provides indoor and outdoor seating.

The restaurant has lovely decor featuring many one of a kind art pieces and great customer service with menu items at reasonable prices. They offer a lunch and dinner menu as well as a full bar and separate dining area for special events. You can check out their full menu online at their website, but some of our personal favorites are the Thai Fried Rice & the Pad Thai Noodles. The restaurant’s location makes it a great place to enjoy some of the town events coming up in the next couple of months like Oktoberfest and Snowing Nightly.

Snow in central Florida?  This may seem like an odd topic to address, especially in August, but I have been asked about this particular event a lot lately. Also, many people are looking forward in their calendars as schools are starting all over the country.

Celebration has a very unique tribute to winter and the holidays that starts the weekend of Thanksgiving and goes all the way until December 31. It “snows” every night at 6, 7, 8, & 9pm. This event features Charles Dickens carolers, carriage rides, a meet and greet with Santa, ice skating, and live entertainment on select nights. The Winter Wonderland created in Celebration during this month long event is enjoyed by locals and tourists alike as well as participants of all ages. So if you are planning to be in the Central Florida area for Thanksgiving or any time during the month of December, make sure that you come over an check it out.

This event is one of many events held in the community of Celebration, FL. Celebration is a town with a strong sense of self that features a long list of amenities including but not at all limited to shops and restaurants, miles of walking and biking trails, a championship golf course, several community pools, a hospital, several playgrounds, and multiple office buildings.

Celebration, FL Walking and Bike Trails

Celebration, FL is a wonderful place to call home. As someone who lives here, I can truly attest to the quality of life that I experience as a resident. As a Realtor, I show a lot of Celebration FL homes, and I spend a lot of time talking about the all of amenities offered here -­ the great downtown full of shops and restaurants, several playgrounds for children of all ages, the lake where you sit and read or watch the ducks, and all of the village pools.

One major amenity missing from this list are the walking and bike trails. Though they are used everyday by many residents, it is very hard to show them to people from my car as we drive around, so many people do not truly appreciate them until they move here and have access to them all of the time. With many people looking for a more active lifestyle that involves less driving and more time spent outdoors enjoying the weather here in Central Florida, it is a shame that the trails don’t get more attention during the Celebration property search.

The trails are a great way to see some of the scenery here and the neighborhoods while enjoying the weather an spending time outdoors. We also have lots of wildlife here, such as deer, turkeys, many different types of birds, wild pigs, and otters, that can only been seen while enjoying the trails through the conservation area. Celebration FL offers a variety of Garage Apartment living options; from a 500sf studio apartment over a 2 car garage to a 1200sf 2-bedroom apartment over a 4 car garage!

Many people fall into the trap of assuming that others have all of the same knowledge that they do, but that often is not the case.  I am guilty of this time and time again.  As someone who works and lives in Celebration, FL, I obviously know an inordinate amount about the area and homes here, and often times I assume that my clients do as well.

Celebration FL Homes have some rather unique features, and I realized that most people are unaware of one of the most popular: Garage Apartments.  Some of the homes are built with full apartments over the garage.  By full apartment, I mean they have a kitchen, bedroom, and bathroom.  They are equipped as a separate dwelling unit.  This was something I have only ever seen in a couple of other areas, and it offers the home owner several interesting options.

Garage apartments range in size as the garages themselves vary.  You can see anything from a 500 square foot studio apartment over a 2 car garage to a 1200 square foot 2 bedroom apartment over a 4 car garage.  Many people initially are not sure what to do with these spaces, but there are a variety of great ways to utilize them to the homeowner’s advantage.

  • First and foremost, the homeowner can use them as a rental property.  Garage apartments are in high demand, and the homeowner can expect to get anywhere from $700-­‐$1400 per month depending on the size and the utilities included.  This can be a significant amount of the monthly mortgage on the property.
  • Secondly, people use them for extended family. Whether they are guest or live with the homeowners full time, the garage apartment allows each party to have privacy and a space of their own.

  • A new trend that I have noticed amongst some of my clients, is to use the garage apartment as a vacation home and rent out the main house.  This may seem strange at first, but many people have been buying their retirement homes now even if they don’t plan to make the move for a few years.  If they rent the main house until they move permanently, they can cover the monthly carrying costs of the home in most cases.

A great home with a garage apartment is 1115 Rush Street.  This home features a wonderful floor plan with a first floor master suite; 3 bedrooms, 2 bathrooms, and a loft upstairs, an office, a fenced backyard, and lastly a garage apartment with its own entrance. This is a studio apartment that would rent for approximately $700-­‐800 per month.  The homes is listed at a great price of $515,000 or $151 per square foot.
