The foyer is the gateway into your home, and if people don’t like what they see upon their first entry, they may not chose to proceed. New School Coming to Celebration

Rapid progress is being made at the construction site on Celebration Place located next to the Fire Station. Creation Kids Village, a Child Care and Developmental Center, is slated to be open August 2013 and will have the capacity to teach and care for 177 kids. Their early childhood education program will be based on Christian values and focused on health. This new school gives area residents yet another wonderful educational opportunity for their children to explore.

Make Your Small Space Seem BIG

Whether you are planning to put your property on the market and want to make the most of it or you are just wanting to take betteradanavatof the space you have, here are 8 things you can do to make your small space seem bigger. These tips will help you maximize what you’ve got by making better use of the space you have.

1. Let Furniture Float.

Many people make the common mistake of pushing everything against the wall, but the room will actually have more flow if you move pieces 36 inches away from the walls. It offers greater range of movement as people can then pass comfortably behind or in front of your furniture pieces.

2. Cover the Territory.

Select a large rug instead of a small accent rug.  A good rule of thumb is to have the rug extend to just pats where the furniture is situated.  Anything else will actually make the room appear smaller.

3. Expand Your Horizon.

Using mirrors is an old decorator’s trick, but it works.  They help reflect light back into the room and make the walls appear further away.  One is plenty per room though and it should not be any more than 3/4 the size of the wall.

4. Aim High.

Whether its floor lamps or bookcases, pick tall pieces.  They will draw the eye up and make the ceilings appear higher.

5. Go Big, Not Bulky.

It’s okay to purchase large-scale sofa, but make sure that every inch counts.  You want to have lots of seating space, but don’t buy one that has lots of bulky, unnecessary details like overstuffed rolled arms.  They take up too much space and don’t provide any function.

6. Lighten Up.

Stay away from heavy-looking furniture.  Opt for something light and airy instead.  Having glass pieces also help to make the room feel open due to their transparency.

7. Stack Artwork.

Hanging two pictures vertically forms a column of art that makes the room appear loftier.

8. Fake Being Taller.

If you are not lucky enough to have floor-to-ceiling windows, mount curtain rods high above the window frame.  The long sweep of fabric lends an air of grandness.

Celebration, Fl Market Update

As we head into 2013, I thought I would give you a glimpse of how we finished up the last 90 days. By all accounts, the real estate market is going to be competitive this year. Low inventory is going to make sellers happy but some buyers frustrated.

In the last 90 days, 66 properties have sold in Celebration, FL. 39 of those were single family homes and the rest were a mix of condos and townhouses. With a median “Days to Contract” of 54 days, properties are moving much quicker than in the previous 2 years, and right now we only have 112 active properties on the market.  This is obviously great news for the overall real estate market, but it does mean that many people will need to adjust their expectations.  The time where you could offer 20% less on a listing and have the seller be negotiable is over in most instances.  Properties are selling within a few percent of their list prices in most cases, and when new properties come on the market, there is almost an instant demand to view them.

Celebration’s 15th Annual Holiday Home Tour & Gingerbread Contest

There is no better way to kickstart your holiday season that to come and tour several beautifully decorated homes in Celebration.  It is a fun to see how others decorate their homes for the holidays and enjoy seeing the different layouts in Celebration.  This is truly one of the best times of year to visit our small town. There is snow falling nightly in the downtown area, carriage rides, and you can meet Santa. This weekend only though is the Women’s Club of Celebration‘s Annual Fundraiser, the Holiday Home Tour & Gingerbread Contest.

We have 8 homes to walk through spread out all over our quaint little town, and this year for the very first time, you can participate in judging our inaugural Gingerbread Creations. Participants of all ages will be bringing their edible masterpieces to 851 Celebration Avenue for you to see and vote on.  Our 8 homes include a wide variety of sizes and styles.  We have large estate homes, a home with a separate guest house, a home modeled after a famous movie, and some great Disney will be displayed in some of the homes.  So much to see!

The profits from this annual fundraiser go to support local charities including the Osceola County Help NOw! (a battered women’s and children’s shelter), HOME (Helping Others Make The Effort), Celebration Special Olympics & Challenger Little League, and the Adoption of Families for the Holidays.

2013 Disney Weekly Park Surprises

Disney recently announced that in 2013 they will have weekly park surprises, and social media will play a huge part in getting the word out each week. These will take place at all of theme parks here in Lake Buena Vista Florida – Disney’s Animal Kingdom, the Magic Kingdom, Epcot, and Hollywood Studios.  It will add a new dimension to the park experience.

The “Limited Time Magic” offerings will include special menu items at restaurants, character meet & greets, impromptu concerts, special merchandise, and other new events. The Walt Disney Company will be using Twitter, blogs, Facebook, websites, and other online activity to let guests know. This is just another way that Disney is looking to engage park-goers. They have released a sample of some of the weekly events that will take place next year. There will be a July 4th themed week, “Pirate Week”, and my favorite so far, “Long Lost Friends Week, which will feature lesser-known Disney characters.

I can’t wait to see what the new year holds!


Celebration’s Fall Art & Wine Stroll

Saturday night, October 20th, is the Fall Art & Wine Stroll. This laid back event takes place right on Market Street in downtown Celebration. It is a great opportunity to grab a glass of wine and see the offerings of over 50 different artists. You will see ceramics, water colors, hand made jewelry, photography, and much more.

Orlando Home Show

Starting today, The Orlando Home Show is taking place at the Orange County Convention Center. This is a great place to check out celebrity designers, new remodeling materials & methods, home improvement vendors, or just get ideas.

One special feature offered this year is that you can walk through Ana Palacios‘ designer showcase which shows everything from a child’s bedroom to an office space. Then you can even get a free consultation. There will also be a smart home, built right on the convention center floor, that you can check out. It will showcase all the latest energy-saving technology for the home as well green materials. You will also be able to meet Mark Brunetz on the Main Stage. The Emmy award-winning co-host of Style Network’s Clean House will be giving tips on home organization and how to live clutter-free.  Last but not least, there will also be hundreds of exhibitors that are more than happy to talk to you and offer samples and product information.
