Lakefront Living for Everyone

Lakefront living is a dream for many people . The tranquility of being on the water and the opportunity to enjoy water sports on a daily basis are very appealing amenities for some buyers. The problem is that lifestyle is often out of their budget.

In Central Florida, we have several lakes to chose from when buyers say that lakefront is the way they want to go. What those same buyers don’t often realize is that lakefront real estate is very expensive not only to purchase but often to carry on a monthly basis. The annual flood insurance, home owners insurance and dock maintenance can really add up. Over the course of my career, I’ve sold lakefront property all the way up to $3,500,000. That’s not a realistic price range for most buyers especially ones planning to use the property as a vacation or seasonal home.

Communities like Bellalago situated on Lake Tohopekaliga in Kissimmee, FL are a perfect match for buyers who want lakefront amenities at a lower purchase price. Buyers can purchase a home with a dock or save the extra monthly carrying costs and purchase a home without one and use the private community boat launch. Central Florida’s Ritz-Carlton Residences

Rumor has it that Marriott International is planning something big for Central Florida.

The international resort company is planning to build its Ritz-Carlton Residences right here in Orlando. The luxury home product will be located on the southwest corner of Central Florida and John Young parkways, within the Ritz-Carlton Grande Lakes resort property. the undeveloped piece of land currently serves as overflow parking for The Ritz-Carlton and J.W. Marriott hotels.

The new project is leading the project with local firms such as project developer Unicorp National Developments and architect firm Jones Clayton Construction. EDSA is serving as the landscape architect and Kimley-Horn is civil engineer. Plans show 37 single-family homes on the site, with two-bedroom and four-bedroom options ranging from 2,688 square feet to more than 3,200 square feet. Each home is expected to have its own two-car garage and two driveway parking spaces. Only three of the homes will stand alone, while the remaining 34 will share a wall as 17 duplex buildings.

The The Ritz-Carlton Residences branding has been applied to six luxury home projects in Florida, totaling 30 across the United States. Each community is expected to be under The Ritz-Carlton hotel company management, featuring exquisite concierge services, in-residence dining and other unique services and amenities. The Orlando development is expected to have a gated clubhouse and swimming pool.

Four Seasons Private Residences

Golden Oak at the Walt Disney World Resort is a world embraced by luxury, privacy and the Magic of Disney. For the first time, Disney is offering whole ownership of custom single-family homes on Walt Disney World property.

We recently had the privilege of getting an inside look at some of the community’s newest homes at the Four Seasons Private Residences event hosted by Golden Oak.

The new homes included Avanti by Goehring & Morgan, Bonavento by Stonebrige Homes and Capolavoro by Derrick Builders. All three of these homes feature breathtaking outdoor patios with views of conversation areas, spacious living rooms and kitchens for entertaining, extravagant master suites and uniquely designed Disney-themed bedrooms.

New Construction Without the Long Wait

Who doesn’t want something shiny and brand new? Everyone, of course! Real estate is no different. People love the idea of being the first homeowner in a property, of having a home warranty to fall back on from the builder, and the ease of a move-in ready property. Often times the only drawback to new construction can be the long build times.

One of the best options for people wanting new construction but needing to be in something by a certain time is Inventory Homes. These are homes that the builder already has under construction when you visit the development. Sometimes they are homes that the original buyer has decided not to purchase but more often they are just started by the builder to keep up with demand. What is nice about these is that they are already underway, have been permitted, and will not take the typical 5-6 months to complete. You can almost always still pick the finishes and colors, and sometimes you can negotiate the price a little bit. The builder wants them sold as soon as they are finished, so they have incentive to move them.

Just a few miles from Celebration is an area called Champions Gate. It has some very nice hotels including the Omni Orlando Resort at Champions Gate and the Reunion Grande, and multiple championship golf courses. It is a great place to live, own a vacation home, or purchase property for investment income. Lennar Homes is currently constructing a neighborhood there called Stoneybrook at Champions Gate, and they have homes ranging in price from $255,000 to $373,000 and 1880 sq feet to 4259 sq feet. They have recently reduced some of their inventory homes, and there are multiple floor plans to chose from with completion dates between August and October 2013.

A Flashback 4th of July

With the 4th of July right around the corner, make time to swing by downtown Celebration for some classic family fun. Every year, we celebrate a different era or nostalgic theme for the 4th of July Festival, and this year is no different.

The theme for this year is “An All-American Salute to Cinema”.  There will be live music, bounce houses and games for the kids, multiple food and drink booths, and a costume contest.  Come dressed as your favorite movie character for a chance to win the prize money.  Admission to this event is free.  Parking is limited in downtown, so follow the signs for the free park & ride.

9:00 AM– July 4th Parade through Celebration Town Center

5:00 PM– Park and Ride Service Begins (bus pickup point: TBA)

5:30 PM– Event Opens (DJ Tami Begins)

California Grill at Disney’s Contemporary Resort Orlando

As a resident of the area, it is often my pleasure to take advantage of all of the wonderful restaurants that Disney has provided through its parks or resorts. Even though I’m not on vacation, that doesn’t mean that I can’t eat like I am.

Even before we moved to Central Florida, specifically Celebration, one of our favorite restaurants has been the California Grill. It has an awesome location on the top floor of the Contemporary Resort right next to the Magic Kingdom. From the windows and the observation deck, you can see right into the Magic Kingdom, watch the nightly fireworks, and see miles of the surrounding area.

The menu is changed nightly and offers gourmet cuisine in the California Fusion style. The wine list is extensive and the wait staff is fully prepared to suggest something based on your dining choices and personal preferences. The menu offers something for everyone; with world class sushi, brick oven flatbreads, an oak-fired beef filet, and Sonoma goat cheese ravioli just to name a few. No matter what you get, you will not disappointed.  Be sure to make reservations in advance though as this on-stage dining room fills up quickly.

One of the best perks of living in Florida is constant access to fresh, locally grown produce. As a Celebration resident I usually walk to the downtown area on Sundays and enjoy the one we have here, but there are several other great ones in the area on different days if Sundays aren’t the most convenient.  Here are a few I have tried and loved.
