We recently had the privilege of getting an inside look at some of the community’s newest homes at the Four Seasons Private Residences event hosted by Golden Oak.

The new homes included Avanti by Goehring & Morgan, Bonavento by Stonebrige Homes and Capolavoro by Derrick Builders. All three of these homes feature breathtaking outdoor patios with views of conversation areas, spacious living rooms and kitchens for entertaining, extravagant master suites and uniquely designed Disney-themed bedrooms.

Overprice or Underprice – What is better???

pricetagThere is an art to pricing a property appropriately.  You want to get the most money for the sellers as possible but not price it out of the market.  A really attractive price will certainly draw lots of attention, but you do not want the sellers to leave money on the table either.  It can really take a lot of thought to come up with the just the right number.  Some people use the argument that underpricing a property can cause a bidding war and drive the price upwards.  I usually lean in the exact opposite direction.  I tend to think that overpricing properties, just a little bit, actually brings in greater revenue for my sellers.

As it turns out, I am not the only one who has drawn this conclusion.  Florida Realtors recently put out an article that agrees.  According to data published in the May issue of the Journal of Economic Behavior & Organization, new research suggests that pricing a property 10-20% under market value actually netted the sellers less money.  Often times it did cause a bidding war but not enough of one to make up the substantial difference caused by underpricing it initially.  On the other end overpricing the property by around 10-20% did net the sellers a slight gain.  The study also indicated that when buyers were presented with a slightly higher purchase price they often looked for positive attributes to justify the price.   The same was true on the other end.  When the price was lower, they wondered what was wrong with the property.

Of course, there are many factors to consider when pricing a property for sale.  One of them is the timeframe in which the seller needs to sell.  You don’t want to be priced too high if you need to move your property quickly, and long market times increase the sellers’ carrying costs which eat in to their profit.  The long of the short is that you need an aggressive, knowledgeable professional to price it for you.

Summerhouse at Golden Oak at Walt Disney World Resort Partially Open

With much progress being made at Disney’s Golden Oak community, they have now partially opened the private clubhouse, Summerhouse. This gorgeously-appointed amenity will be the hub of the community. It offers residents a beautiful heated outdoor pool, a state-of-the-art fitness facility with locker rooms, a private training and workout area, function courtyard and outdoor fire pit, and a family room with game area.  In the future, special community events and activities will be held here, and residents will also be able to reserve part of it for private functions.  It will also be a place to enjoy casual dining as well as special guest chef appearances.

Bring Your Own Representation

The Central Florida real estate market has been on the road to recovery for the last 18 months or so now, and while the news does not always report upbeat information, I can assure you that sales here have picked up tremendously in that small amount of time.  The greatly reduced resale inventory has been a catalyst for builders to start new projects or release new phases of existing neighborhoods and developments.  With that being said, I wonder how many people out there realize that you need your own representation when purchasing and/or building new construction.

It has come to my attention that most buyers believe that they can just go to a sales center and purchase what they would like from the builder and have the salesperson do all of the paperwork for them.  Now while this is true, ask yourself whose best interests does that salesperson have in mind – the builder who signs their pay/bonus checks or you.  I think we both know the answer.  That is not to say that builder  salespeople are conniving or misleading, but they are not there to negotiate price for you or oversee the build process.  They are there to sell homes for the builder, so that the builder can make money and continue to real ease new phases.  It is so important when making a purchase of this magnitude that you have someone representing your best interests and making sure that your wants are met.

New Home at Golden Oak at Walt Disney World Resort

Golden Oak Cayman1 Yesterday I received word from our contact at Golden Oak at Walt Disney World that they have started a new “spec” home. The home is being built by Derrick Builders and will be located in the Silverbrook neighborhood of Golden Oak. If you an unfamiliar with the different areas of Golden Oak, click here for a map.

This floor plan is called the Cayman and offers over 5400 square feet of air conditioned living space. This is the first home with an island colonial style being constructed in Golden Oak. The price of the home includes the pool being built in conjunction with the home. It should be ready for occupancy late January 2013.

Four Seasons Resort at Golden Oak

On September 14, 2011 the Four Season Resort issued a press release regarding their luxury resort hotel being built at Golden Oak at Walt Disney World Resort. Walt Disney World Resort stated they are excited to be partnering with the Four Season Resort which shares their tradition of guest service and quality amenities.

Golden Oak residents will be welcome to take advantage of Four Seasons’ amenities including the spa with 18 treatment rooms, restaurants and event space, with fees determined by Four Seasons.  Within Four Seasons resort, there will be several dining venues including a rooftop restaurant with views of the Magic Kingdom; a spa and fitness centre; four pools; sports facilities including tennis courts, basketball court and climbing wall; two recreational centers for children, teens and families; meeting and event space plus a business center. The development will encompass the Tom Fazio-designed Osprey Ridge 18-hole championship golf course, which Four Seasons will renovate and subsequently manage.

The construction for this project will begin later this year, but Summerhouse, the amenity-laden clubhouse for Golden Oak at Walt Disney World Resort is well under way and will be completed and ready to tour by Summer 2012. Last week, we were pleased to attend a wonderful event at Golden Oak at Walt Disney World. The event allowed select Realtors the opportunity to view some of the builder models and discuss with the builders the options selected for those homes and other choices available for future buyers.

We toured 3 Village Homes in Kimball Trace as well as 3 Estate Homes. Each home was done by a different builder -­‐ Jones-­‐Clayton Construction, Cahill, Goering & Morgan Construction, Issa Homes, Derrick Builders, and Ray Coudriet Builder.

As we were driven around to the different areas, we enjoyed the view of the grounds and mature landscaping, some wildlife (including deer), and the overall beauty of the community. We were also notified that the 3 Village Home Models are being offered for sale now with a leaseback to the builder. These are homes are outfitted in every way imaginable with gorgeous furnishing and decor. Resident Services

Walt Disney World will be carrying its commitment to excellent customer service into this project. They will be 3 categories of services offered to the residents at Golden Oak:

  1. Personal Services: Transportation (including airport shuttles), park tickets, dinner reservations, tee times, mail and shipping services, and party and event planning.
  2. Residential Services: Cleaning and maintenance including pool and lawn service, pre-­arrival and post-­departure services (such as purchasing groceries for arrival), and seasonal home care.
  3. Resort Services: On-­property transportation scheduling, on­‐property dining reservations, and private family events.

Residents will also receive complimentary Walt Disney World Annual Passes, Complimentary Golf Services, Extra Magic Hours, and Disney Atmosphere Entertainment.

Construction Details

The builders for each type of home have been selected. Issa Homes, CAHILL, and Goering and Morgan Construction will be building the Village size homes. These homes will range in size from approximately 3100 square feet to 3700 square feet. The Estate homes and Grand Estate homes will be built by Derrick builders, Jones-­‐Clayton Construction, J. Richard Watson Construction Company, and Ray Coudriet Builder, and these homes will be between 4700 and 6800 square feet. Not all of the floor plans and home sites have been released at this time, but there are some available and waiting for new residents.

Celebration vs. Golden Oak

Many have compared this new development with Celebration and have wondered if the concept of Golden Oak is not truly “new”. As a Celebration resident, I can say that Golden Oak is an entirely unique entity. While I love living in Celebration, it is not a resort. The majority of the people live here all year round. They send their kids to school here and work in the surrounding areas. Golden Oak will have the look of a neighborhood but is in fact, and amenity-­rich, luxury resort. I would expect most people to use the residences at Golden Oak as second homes they occupy part-time.
