Why Become a Florida Resident

Of course, the weather is the original draw to people from other parts of the world. I mean it’s a high of 80 degrees here today in February. What’s not to love?!?! But there are also many financial benefits to living in FL that would make your decision to move to the Sunshine State even more attractive.

First and foremost Florida has NO STATE INCOME TAX!!! We are one of very few US states that can boast this. Moving to Florida from a state like New York can save someone in a high-income tax bracket many thousands of dollars in taxes. This prohibition against collecting an individual income tax is part of the Florida Constitution, so Florida won’t be imposing a state individual income tax anytime soon. A constitutional amendment would be required to change this provision. The state’s constitution also prevents counties and municipalities from imposing any sort of income tax at local levels.

As a Florida resident you also get two property tax benefits if you declare your FL property as your primary “homestead” residence. First, you’ll receive an exemption for the first $50,000 of your home’s value for property tax purposes, except for school district taxes which only receive a $25,000 exemption. There’s also the Florida “Save Our Homes” cap on annual assessments. The cap is set at 3 percent or the change in the consumer price index (CPI), whichever is less. This means that the assessed value of your homestead for property tax purposes can’t increase on annual basis by more than the change in the CPI or 3 percent if the change in the CPI is more than 3 percent. For example, the change in the CPI is 2.9 percent in 2018, so the 2018 assessed value of a homestead residence can’t increase by more than this. It’s less than the 3 percent cap. The change in the CPI was 4.1 percent in 2008, but the increase was limited to 3 percent because this was less. It you plan to own your home for several years, this can be a huge savings.

Now seems like the perfect time to explore Florida homeownership.  You know right before Snowpocalypse hits over the weekend.  Call us today at 321-697-8230 to get started!!!

Epcot Food & Wine Festival 2012

I know. I can’t believe its that time of year again already either. The Epcot Food & Wine Festival 2012 kicks off this weekend, and I am sure it has been met with much enthusiasm. As one of the most sought-after events at Disney, people come from all over the world to sample the unique mix of cuisine.

As a local (living only 6 miles away in Celebration, FL), I have attended every Epcot Food & Wine Festival since 2003, and I am always excited about it. The food is wonderful and the drink offerings are never a disappointment either. On a normal day, Epcot has some of the best food in the area. During the Food & Wine Festival, the sky is the limit. They have food and beverage parings from over 25 different countries.

I mean where else can walk around in one of the most beautiful parks and enjoy everything from a Spicy Hand Roll in Japan to a Beef Empanada in Argentine paired with a Stella Artois in Belgium or a lovely glass of Sparking Pomegranate Kir in France. Make sure to save room for dessert too. The Baklava in Morocco and the Apple Strudel with Karamel- Vanilla Sauce in Germany are to die for.  All of the portions are small so you walk around and do a lot of sampling.  Food items are priced at $3 and up with beverages starting at $2.

There is truly something for everyone – maybe several somethings. Cheers!

Bring Your Own Representation

The Central Florida real estate market has been on the road to recovery for the last 18 months or so now, and while the news does not always report upbeat information, I can assure you that sales here have picked up tremendously in that small amount of time.  The greatly reduced resale inventory has been a catalyst for builders to start new projects or release new phases of existing neighborhoods and developments.  With that being said, I wonder how many people out there realize that you need your own representation when purchasing and/or building new construction.

It has come to my attention that most buyers believe that they can just go to a sales center and purchase what they would like from the builder and have the salesperson do all of the paperwork for them.  Now while this is true, ask yourself whose best interests does that salesperson have in mind – the builder who signs their pay/bonus checks or you.  I think we both know the answer.  That is not to say that builder  salespeople are conniving or misleading, but they are not there to negotiate price for you or oversee the build process.  They are there to sell homes for the builder, so that the builder can make money and continue to real ease new phases.  It is so important when making a purchase of this magnitude that you have someone representing your best interests and making sure that your wants are met.

We have helped clients through numerous new construction projects.  We can assist you with selecting the best parcel, negotiate the price and added extras, work with your lender, and oversee the building process for you.  Currently we are assisting clients with Golden Oak at Walt Disney World Resort, Mabel Bridge in Orlando, and Summerlake in Winter Garden.  We can help you take your new home purchase from dream to reality.

Orlando Area Rainy Day Activities

Since today is one of the rainiest days here in a quite a while, I thought it made sense to highlight some of the fun indoor activities here in Orlando. Here are some of our favorites.

1. Disney Quest – This arcade-style attraction features 5 floors of gaming fun and innovation. There are 3-D encounters, virtual reality experiences, and classic video games. Some of the highlights are the Pirates of the Caribbean – Battle for Buccaneer Gold, Virtual Jungle Cruise, CyberSpace Mountain, and Buzz Lightyear’s Astroblasters. So much to do in one place!

2. Gaylord Palms Resort Orlando – This is not your average resort. With a 4.5 acre glass covered atrium, the Gaylord Palms bring Florida’s natural wonders to life. There is a replica of a Spanish fortress to explore, a “Gator Springs” are with live alligators, sting rays, Everglages environment with live game fish, a Key West Lagoon and much more. So much interactive fun along with plenty of cute shops and tasty restaurants.

3. Orlando Science Center – With 4 floors of exciting exhibits, there is so much to do and see. One of their current exhibits features Bob the Builder, which is great for the pre-school aged children. The Science Center offers lots of movies on their giant screen as well at live programming that changes weekly. They are also currently hosting their NASA speaker series where onlookers can hear firsthand from people who worked on space vehicles and shuttles. For the full exhibit schedule, click here.

Don’t let the rain hold up your fun!

California Grill at Disney’s Contemporary Resort Orlando

As a resident of the area, it is often my pleasure to take advantage of all of the wonderful restaurants that Disney has provided through its parks or resorts. Even though I’m not on vacation, that doesn’t mean that I can’t eat like I am.

Even before we moved to Central Florida, specifically Celebration, one of our favorite restaurants has been the California Grill. It has an awesome location on the top floor of the Contemporary Resort right next to the Magic Kingdom. From the windows and the observation deck, you can see right into the Magic Kingdom, watch the nightly fireworks, and see miles of the surrounding area.

The menu is changed nightly and offers gourmet cuisine in the California Fusion style. The wine list is extensive and the wait staff is fully prepared to suggest something based on your dining choices and personal preferences. The menu offers something for everyone; with world class sushi, brick oven flatbreads, an oak-fired beef filet, and Sonoma goat cheese ravioli just to name a few. No matter what you get, you will not disappointed.  Be sure to make reservations in advance though as this on-stage dining room fills up quickly.
