What those same buyers don’t often realize is that lakefront real estate is very expensive not only to purchase but often to carry on a monthly basis. Why Become a Florida Resident

Of course, the weather is the original draw to people from other parts of the world. I mean it’s a high of 80 degrees here today in February. What’s not to love?!?! But there are also many financial benefits to living in FL that would make your decision to move to the Sunshine State even more attractive.

First and foremost Florida has NO STATE INCOME TAX!!! We are one of very few US states that can boast this. Moving to Florida from a state like New York can save someone in a high-income tax bracket many thousands of dollars in taxes. This prohibition against collecting an individual income tax is part of the Florida Constitution, so Florida won’t be imposing a state individual income tax anytime soon. A constitutional amendment would be required to change this provision. The state’s constitution also prevents counties and municipalities from imposing any sort of income tax at local levels.

As a Florida resident you also get two property tax benefits if you declare your FL property as your primary “homestead” residence. First, you’ll receive an exemption for the first $50,000 of your home’s value for property tax purposes, except for school district taxes which only receive a $25,000 exemption. There’s also the Florida “Save Our Homes” cap on annual assessments. The cap is set at 3 percent or the change in the consumer price index (CPI), whichever is less. This means that the assessed value of your homestead for property tax purposes can’t increase on annual basis by more than the change in the CPI or 3 percent if the change in the CPI is more than 3 percent. For example, the change in the CPI is 2.9 percent in 2018, so the 2018 assessed value of a homestead residence can’t increase by more than this. It’s less than the 3 percent cap. The change in the CPI was 4.1 percent in 2008, but the increase was limited to 3 percent because this was less. It you plan to own your home for several years, this can be a huge savings.

Where The Cars Are

One of the world’s largest auto auctions, the Mecum Kissimmee, comes to Central Florida every year, and its just around the corner. This 10 day long event takes place just down the road from Celebration in Kissimmee, FL at Osceola Heritage Park.

With over 3000 vehicles, there is something for everyone to see – from Muscle cars, to classic collector cars, to vintage Alpha Romeos.  You will not be disappointed.   They even have boats, RV’s and buses. This event takes place over the course of several days

Overprice or Underprice – What is better???

pricetagThere is an art to pricing a property appropriately.  You want to get the most money for the sellers as possible but not price it out of the market.  A really attractive price will certainly draw lots of attention, but you do not want the sellers to leave money on the table either.  It can really take a lot of thought to come up with the just the right number.  Some people use the argument that underpricing a property can cause a bidding war and drive the price upwards.  I usually lean in the exact opposite direction.  I tend to think that overpricing properties, just a little bit, actually brings in greater revenue for my sellers.

As it turns out, I am not the only one who has drawn this conclusion.  Florida Realtors recently put out an article that agrees.  According to data published in the May issue of the Journal of Economic Behavior & Organization, new research suggests that pricing a property 10-20% under market value actually netted the sellers less money.  Often times it did cause a bidding war but not enough of one to make up the substantial difference caused by underpricing it initially.  On the other end overpricing the property by around 10-20% did net the sellers a slight gain.  The study also indicated that when buyers were presented with a slightly higher purchase price they often looked for positive attributes to justify the price.   The same was true on the other end.  When the price was lower, they wondered what was wrong with the property.

Of course, there are many factors to consider when pricing a property for sale.  One of them is the timeframe in which the seller needs to sell.  You don’t want to be priced too high if you need to move your property quickly, and long market times increase the sellers’ carrying costs which eat in to their profit.  The long of the short is that you need an aggressive, knowledgeable professional to price it for you.

Osceola County’s Star Spangled Celebration

On Saturday May 12, Shingle Creek Reserve will host an environmental and historical event that coincides with the 125th anniversary of Osceola County. The event celebrates Shingle Creek park with a “Walk Back in Time”.

There will be encounters with pioneers and Native Americans for history buffs and no cost canoe rides guided by boy scouts that will give boaters a rare opportunity to see the headwaters of the Everglades. For kids, there will be pony rides, a cupcake bar, face painting, and free hot dogs.

The event will kick off at 10 a.m. on May 12 with multiple venues including: the new Visitor’s Welcome Center, 4155 West Vine Street, Kissimmee; historic Babb Landing, 2491 Babb Road, Kissimmee; the Osceola Historical Society’s Pioneer Village & Museum, 750 North Bass Road, Kissimmee; and Wat Florida Dhammaram Buddhist Temple, 2421 Old Vineland Road, Kissimmee. Due to the nature of the event and limited parking at some sites, shuttle buses are planned to run visitors from one venue to another throughout the day.

This is a great opportunity to explore some Central Florida heritage!

Mecum Auto Auction Kissimmee

The Mecum Auto Auction is this week (January 24-29, 2012).  With so many events in the Central Florida area every weekend, I am sure that it is hard to decide what to attend.  This is a great one!  With approximately 2000 cars, you can see vehicles from every different era and price range.  Keith attended this event last year, and loved it.  The atmosphere is fun, and the weather is supposed to be great this weekend.  He will be heading over on Saturday.  If there are particular cars that you are interested in, you can get more information and check the schedule online by clicking here.  If you can’t make it down this weekend, you can watch the auction on TV.  It will be televised today and tomorrow from 2-10 pm (EST).  

Disney Vacation Club Owners Make the Shift to Own in Central Florida

Over the course of the past couple of years, I have noticed a similarity amongst many of my clients. Many of them are Disney Vacation Club owners! When they come into the area to view Celebration FL real estate property, many of them are using their points to stay here. At first this didn’t seem to make any sense to me, but look at it from their perspective.

For those of you who are not familiar with the Disney Vacation Club. It is Disney’s version of timeshare. The owner purchases a fractional ownership in a Disney Vacation Club Resort and then choses how many points they would like to purchase. The points can then be used for hotels, resorts, adventure trips, and cruises according to the schedule. In recent years, Disney has expanded their offerings to include cruises to Alaska, the Mediterranean, the Caribbean, and northern Europe. The owner can also travel to other Disney resorts around the world, such as Tokyo, Paris, and California. They also added a partnership with RCI that offers and resort around the country and around the world.

With all of this now being offered as part of the Disney Vacation Club, many regular Florida visitors have turned towards purchasing a vacation home in Central Florida and using those points towards other trips. They have realized that their money now goes further here then it used to, and they have become attached to the area after spending so many fun-­‐filled family trips here. Disney Vacation Club was their first step towards owning a little part of Central Florida, but many are making the move towards something a little more permanent.

Many have bought Celebration FL homes and condos, and others have purchased nearby Kissimmee, FL homes. It has been fun to work with these clients. They love Disney and they want to stay near it, and we have that in common!
