How does an escalation clause work?

What is an escalation clause?

An escalation clause is something in real estate that can come in handy at times. Especially when we are dealing with multiple offers and offers that are above asking price. These are used when you offer on a home for example at $100,000 but you’re willing to go up to $115,000. We put in the contract that we are offering $100,000 but are willing to pay $1000 over the highest offer up to $115,000. The listing agent will have to provide us with the highest offer to show us that, in fact, our escalation clause will come into play.

But what do I do if the agent/seller won’t accept an escalation clause? Well, at that point we have to bring our highest and best offer for what we can do. We have multiple tricks we can do to make our offers more appealing. We can help and make it happen!

Thank you,

Lakefront Living for Everyone

Lakefront living is a dream for many people . The tranquility of being on the water and the opportunity to enjoy water sports on a daily basis are very appealing amenities for some buyers. The problem is that lifestyle is often out of their budget.

In Central Florida, we have several lakes to chose from when buyers say that lakefront is the way they want to go. What those same buyers don’t often realize is that lakefront real estate is very expensive not only to purchase but often to carry on a monthly basis. The annual flood insurance, home owners insurance and dock maintenance can really add up. Over the course of my career, I’ve sold lakefront property all the way up to $3,500,000. That’s not a realistic price range for most buyers especially ones planning to use the property as a vacation or seasonal home.

Communities like Bellalago situated on Lake Tohopekaliga in Kissimmee, FL are a perfect match for buyers who want lakefront amenities at a lower purchase price. Buyers can purchase a home with a dock or save the extra monthly carrying costs and purchase a home without one and use the private community boat launch. Bellalago offers residents a ton of amenities: a manned guard gate, boat launch, fishing pier, cable included, resort style pool with water slide & spa, fitness center, tennis courts, dog park and 24 hour security.

3553 Sunset Isles is a fantastic option for buyers. Its custom upgrades make it move in ready, the 3 car garage is perfect for storing water toys, and its list price of $299,000 make it an affordable option.   You can stop by this weekend and see Keith Renner during the Open House on Saturday (April 27th) & Sunday (April 28th) from 1-4 PM or call 321-697-8230 for more details.

Celebration Art Stroll & Sidewalk Sale

The annual Art Stroll and Sidewalk Sale is taking place in Celebration this weekend! Located on Market Street in downtown Celebration, these events are something to celebrate.

The Art Stroll will feature local artists, not just from Celebration— but from all over the State of Florida. Art booths will display paintings, sculptures, jewelry and more. And remember, booths vary each festival. So what you saw last year won’t be what you see this year! (Though the show will feature from returning artists, too.)

The Sidewalk Sale will feature sales on some of the best pieces of the season. From clothing items to decor, you never know what you’ll find! Participating stores are located in downtown Celebration, along Market Street.

While you’re in town, grab a bite to eat at the Celebration Town Tavern or a quick slice of pizza at Upper Crust. Two of our favorites! Then take a scenic walk around the lake. The weather is expected to be beautiful all weekend long.

Kitchen Renovations ft. Reviews.com

Nectar Real Estate partnered with Reviews.com for this post.

Home renovations aren’t always easy. After sharing our post  “4 Ways to Renovate Your Home in 2017“, we received a lot of interest in further renovating home kitchens— whether it be for personal enjoyment or to gain value in home resales.

A lot goes into a kitchen renovation. Appliances, countertops, cabinets, backsplash, etc. But the hardware is equally as important. And we’ll be the first to say, it can be hard to choose the right faucet.

Travel Trends

Travel is magic. Whether for business or pleasure, going places broadens one’s view. Of course, getting there is not necessarily without hitches, but there are plenty of new ideas in travel tools that can help ensure a smooth landing.

Away is an online retailer that aims to disrupt the luggage industry through transparent pricing, beautiful design and high-tech fabrication materials. Their suitcases feature TSA approved locks, wet compartments and built-in compression bags. But their real claim to fame is in their nifty charging station. Those who have been stuck with a dying phone in an airport with limited power outlets couldn’t fail to appreciate this feature.

Bric’s, on the other hand, doesn’t need to worry about disrupting anything. Established in 1952, this Italian house has been crafting posh luggage in traditional and modern styles with no let up. Their decidedly retro Bellagio collection marries a polycarbonate shell with Tuscan leather trim. It comes in a number of conservative color combos, including a powder-puff pink.

You know how it goes, you’re packing and you’ve got your phone, your tablet, your laptop, your e-reader, your headphones, each with its own charger. The company BUBM feels your pain. They’ve designed some good-looking, and insanely practical, portfolios that can stash all your electronics, and their cords, in easy-to-see compartments.

And with all those devices, you’re going to need power. The Jackery Bolt is a favorite for frequent flyers for its speed of charging and its clever inclusion of cables, so you don’t need to scramble to find one.

Tech magazine, Wirecutter, analyzed the six most popular travel rewards cards. Their recommendation: for anyone who spends $2000+ monthly, the Chase Sapphire Reserve card is the way to go. Travelers will enjoy perks like lounge access and transferable points to hotel and airline loyalty programs.

Keeping a travel journal can be a rewarding pastime that remains a lifelong treasure. Tripcast is a mobile app that lets you easily chronicle your journey through photos, maps and comments, and share with your chosen friends – away from the public social media frenzy. It makes travel journaling fun and effortless. And unlike Snapchat or Instagram Stories, it can live forever.

If you prefer to journey and journal old-school, the Adventure Assist has created a thoughtfully-designed notebook that includes trip planning and to-do lists, calendar pages, handy passport-sized pockets for stowing tickets, mementos, notes and blank pages for dreaming and sketching. Bon voyage!

Drink Well

It’s not rocket science: When you eat well, you feel well. But in recent years, the wellness lifestyle has blossomed from this simple ethos into a multi-million dollar industry with no signs of wilting anytime soon.

So, where do you get started? To help make your wellness journey a little easier, we’ve compiled some of our favorite smoothie recipes featuring natural protein, adaptogens (we’ll explain later), and superfoods. Because everyone has a blender, and who doesn’t like smoothies? Drink well!

Peanut Butter Maca Smoothie

Key ingredient: Maca powder

Maca is a nutrient-dense root often consumed in powder form that can help balance hormones and boost energy. This recipe from Blissful Basil is an easy and fast way to jump start your day with just five ingredients.

Green Glowing Smoothie Bowl

Key ingredient: Collagen

Forget the fountain of youth, collagen is the real secret to younger, healthier looking skin, hair and nails. It’s a natural protein produced by the body and it’s what gives skin its elasticity. But over time that production slows down, contributing to those unwanted signs of aging, like wrinkles. While there are different types of collagen available, marine collagen, sourced from fish like salmon and snapper, is absorbed more efficiently into the body than bovine collagen which is sourced from cows. This recipe from The Well Essentials topped with cacao nibs and coconut shavings will have you licking the bowl.

Ashwagandha Coffee Cacao

Key ingredients: Ashwagandha

Adaptogens are a natural substance, like an herb or plant, that can help the body adapt and heal from the stresses of life. Ashwagandha is an adaptogen that is often used to relieve stress and improve mental focus. Lee from America includes it here in one of four ideas for banana-less smoothies.

Remember, everyone’s body is different. So don’t forget to check with your primary health care provider before incorporating these ingredients into your diet.
