On Wednesday, December 11, the new owner/developer for Mirsaol at Celebration released 7 units for sale as part of their first phase. The foyer is the gateway into your home, and if people don’t like what they see upon their first entry, they may not chose to proceed. This first impression will stick with potential buyers should they continue through the property. Sellers want to make sure that those potential buyers are put into the right mood right away. Can I Still Get a Great Deal on a Foreclosure?

I am often asked this question. Of course as the market has shifted and inventory has shrunk significantly, the foreclosure deals have been fewer and farther between. Buyers, of course, still want to get a good a deal on their property purchase, and while that is possible, it is not as easy.

Recently I had clients looking for a foreclosure condo here in Celebration. It took us approximately 6 months to find what they were looking for. They were not local buyers, so they only came in to town twice during the course of our search. We were unable to find exactly what they were looking for either time, but I was able to garner a lot of feedback from them regarding their preferences and needs. I then watched the properties coming on the market every day until I found exactly what they were looking for. I then went to the property myself to take extra pictures for them and quickly assess the unit’s condition. Because we had established such a wonderful rapport during this process, they made an offer on the property sight unseen based on my recommendation the first day the property was on the market. I was able to secure this property for my clients by moving very quickly. They came down prior to closing for the inspection and fell in love. They now live in their gorgeous 3 bedroom bedroom condo right here in Celebration and are very happy with their purchase.

Celebration, Fl Market Update

As we head into 2013, I thought I would give you a glimpse of how we finished up the last 90 days. By all accounts, the real estate market is going to be competitive this year. Low inventory is going to make sellers happy but some buyers frustrated.

In the last 90 days, 66 properties have sold in Celebration, FL. 39 of those were single family homes and the rest were a mix of condos and townhouses. With a median “Days to Contract” of 54 days, properties are moving much quicker than in the previous 2 years, and right now we only have 112 active properties on the market.  This is obviously great news for the overall real estate market, but it does mean that many people will need to adjust their expectations.  The time where you could offer 20% less on a listing and have the seller be negotiable is over in most instances.  Properties are selling within a few percent of their list prices in most cases, and when new properties come on the market, there is almost an instant demand to view them.

Video Is a Must for Sellers

The internet plays a huge role in the real estate industry, much like every other industry in today’s world. Several years ago it became the great equalizer that allowed small firms to have as much presence as the larger firms with the right online marketing strategy, and it offers prospective buyers and sellers a glimpse into the current market conditions in real time.

One things that has changed though is how we use the internet. As our needs and preferences have evolved, so has the way we use the largest, most used research tool out there. Once upon a time the most used function for the internet was email, then it was social media, and now those 2 things are not even the most frequently used application. According to the Pew International Report on Internet Behavior, Video Viewing is the number Internet activity. I was shocked at first, but think about how often you are watching something online whether it is a tutorial for how to do a home project or that funny commercial everyone told you about. With smartphones, we don’t even have to be in front of a computer to watch them.

What does all of this have to do with real estate? Well as a era estate agent who often deals with out of state or even out of country clients, I can tell you that the thing buyers ask me for most is a video of that property they like. Does it have a virtual tour? If not, (and this is often the case, will I go shoot a video for them and send it their way. I have sold many listings to clients because they watched the video. I have even sold homes to clients who never personally saw the home prior to making an offer, because they watch the video. Yes, it tis that important to have a video up of your home is you are a seller in today’s market. Buyers want to see them! I would also like to clarify that when I say video or virtual tour, I mean an actual movie not the series of panoramic shots that some people put together. Those do not buyers any sense of space of scale for their surroundings. They want to see what we call a “virtual showing” where I walk through the home pointing out special features and giving the potential a sense of the property’s space and flow. We do this with all of our listings, and it has been very successful at helping us get that property in front of more potential buyers.

Picnic Time is Here

So since the weather has decided to finally break here in Central Florida, I thought I would share some pictures of all of the beautiful places that you can hang out outside here in Celebration.

2013 Disney Weekly Park Surprises

Disney recently announced that in 2013 they will have weekly park surprises, and social media will play a huge part in getting the word out each week. These will take place at all of theme parks here in Lake Buena Vista Florida – Disney’s Animal Kingdom, the Magic Kingdom, Epcot, and Hollywood Studios.  It will add a new dimension to the park experience.

The “Limited Time Magic” offerings will include special menu items at restaurants, character meet & greets, impromptu concerts, special merchandise, and other new events. The Walt Disney Company will be using Twitter, blogs, Facebook, websites, and other online activity to let guests know. This is just another way that Disney is looking to engage park-goers. They have released a sample of some of the weekly events that will take place next year. There will be a July 4th themed week, “Pirate Week”, and my favorite so far, “Long Lost Friends Week, which will feature lesser-known Disney characters.

I can’t wait to see what the new year holds!


Orlando Home Show

Starting today, The Orlando Home Show is taking place at the Orange County Convention Center. This is a great place to check out celebrity designers, new remodeling materials & methods, home improvement vendors, or just get ideas.

One special feature offered this year is that you can walk through Ana Palacios‘ designer showcase which shows everything from a child’s bedroom to an office space. Then you can even get a free consultation. There will also be a smart home, built right on the convention center floor, that you can check out. It will showcase all the latest energy-saving technology for the home as well green materials. You will also be able to meet Mark Brunetz on the Main Stage. The Emmy award-winning co-host of Style Network’s Clean House will be giving tips on home organization and how to live clutter-free.  Last but not least, there will also be hundreds of exhibitors that are more than happy to talk to you and offer samples and product information.

New Publix Really Taking Shape

With only a few weeks left to the much-anticipated opening of the Publix at Water Tower Shoppes in Celebration, FL, people around town are getting pretty excited about this newfound amenity. We have been waiting for a new grocery store to come to town since the old Goodings closed in 2005.

You can see from the picture that it is almost finished and looking great. With the holidays around the corner, I am sure that I will be there endlessly in the next couple of months. There are supposed to be some exciting events that they will be having as part off their grand opening celebration. As soon as they post the details, I will pass them along.
