Last week, I had the opportunity to check out a new neighborhood in Windermere, FL called Casa Del Lago. This neighborhood is Windermere’s newest gated community and is located very close to Sunset Park Elementary School and only a few miles from Walt Disney World. Without a doubt, it has a great location. There is a also a Jack Nicklaus Signature Golf Course only a couple of miles away.
Often times, subdivisions have one exclusive builder, but this particular one has a few. I walked through some of their model homes this past week to see what they had to offer. I was able to visit homes constructed by Image Builders and David Weekley homes, just 2 of the 5 builders for this community. Image Builders is offering 7 different floor plans at this time that range in size from 2800 square feet all the way up to 4100 square feet. They have a wide variety of features available and offer a Mediterranean inspired style. The model I walked through featured gorgeous stone counters, a well-designed floor plan, and a luxurious outdoor space. A must see for anyone who loves the old world feel of Mediterranean architecture and wants the freedom to customize a lot their home’s features.
David Weekley Homes is also building in Casa Del Lago, and there model home was impressive as well. Offered at a lower price point then the Image Builders Homes, David Weekley is still giving buyers plenty of options and the ability to finance the addition of a pool at build time. The David Weekley homes offer a more traditional style with open floor plans and high ceilings. One huge benefit to the David Weekley Homes product is their energy-efficient construction. Their homes carry a “Environments for Living Gold Level” rating that gives the owner plenty of money saving & environlentally-friendly features. They are currently offering 5 floor plans that have a variety of different options and available.

One of the best perks of living in Florida is constant access to fresh, locally grown produce. As a Celebration resident I usually walk to the downtown area on Sundays and enjoy the one we have here, but there are several other great ones in the area on different days if Sundays aren’t the most convenient. In Central Florida, we have many communities that have garnered national attention and prestige, but none is as acclaimed or renowned as Isleworth. Located in Windermere, FL, Isleworth saw its fist residents move in 25 years ago, and the community is just as sought after now as it was at its inception.
The property has garnered much attention over the years for its celebrity inhabitants. Legendary golfer Arnold Palmer, was the first, but he has been followed by Shaquille O’Neal, and Tiger Woods to name a few. The community consists of 320 homes with most of the inhabitants living their on a full-time basis, and in this current real estate market, there are typically 10 percent of the homes on the market at any given time.

For those of you unfamiliar with the term, for-sale‐by-owner means that the seller of the home is attempting to sell the property themselves without hiring a real estate professional or being listed on the MLS (Multiple Listing Service). More often than not, these sellers do not engage the help of a Realtor strictly because they don’t want to pay the commission.
I would like to explain why this does a disservice to the homeowner and mathematically just doesn’t make sense.
As a Realtor in Central Florida, I can tell you that the standard commission that a Realtor takes to list and sell a property is 6%. The listing agent offers 3% of that commission to the agent who brings the buyer, and the remaining 3% is paid to the listing agent for their services. These services include, but are not limited to, negotiating all offers, marketing the property, showing the property, and answering questions about the home and neighborhood.
According to the NAR (National Association of Realtors), For‐Sale‐By-Owner properties sold for 13% less on average than similar properties marketed and sold by Realtors. That is a huge difference! It means that sellers left an average of 7% of their home’s value on the table.
I understand that sellers sometimes chose to sell a property themselves after they have a had a bad or unproductive experience with a real estate professional. In order to avoid personality conflicts and to make sure you and your Realtor have the same goals, I encourage you to interview several Realtors and ask them lots of questions. Your home is generally your largest financial asset. It is important to make sure that it is being represented by someone who is competent and knowledgeable.
In 2003 and 2004, For‐Sale-By‐Owners represented 14% of the sales in the marketplace. In 2010, that numbers had dwindled to a mere 9%. Sellers have realized that this market is different, and your property needs someone with real marketing ability and reach to get in front of the most amount of people and thus garner the higher sale price.
