Make 2014 a year to be proud of. Help feed 3,000 hungry Vermonters…

give where we live

In the spirit of giving thanks, Conroy & Company at kw vermont will match your donations to the Vermont Food Bank dollar for dollar. For as little as $10, the Vermont Food Bank can provide 30 meals for a family in need. We will match donations received now through 1:00am December 30,2014 (up to $500) at Together we can feed 3,000 members of our community.

That’s real feel good stuff, the kind of thing we adore about Vermont and Vermonters. In our neck of the woods, we all pitch in to help each other. Here in the 802 we know that someone will lend us a hand when we need it. Now it’s our turn. Bonus: good karma points to be used as insurance for when the blizzard hits and the car won’t start.

Young kids at home? Sell your house in the off-season!

Kids and every day life make it tricky to show your home.
There’s plenty of evidence of kids (and life in general) in this picture of the author’s home.

The thought of trying to sell a house with young children at home is completely overwhelming. Keeping the toys picked up, the finger prints wiped off and dishes and laundry put away – for EVERY showing, seems nearly impossible. A smart approach for families in this predicament is to list your home for sale during the off-season.

Sure, more people buy and sell homes during high-season, but MANY people are just browsing and getting a feel for the market, because it’s a nice time to get out and look. They won’t really be ready to buy for another year or more. That means all your efforts to get your house picked up and primed for the showing, could be wasted on those who are just browsing.

The author's great room...ready for a showing!
This is the same room…ready for a showing!

On the contrary, the off-season or colder months, are almost exclusively serious buyers. People still need to buy homes in the winter, and generally there’s less inventory to choose from. This is a great angle for parents with young children at home to take advantage of! You can expect lighter showing activity (and perhaps a little more time on the market), but you can feel confident that efforts to prep for showings are well worth it. Let’s face it, no one is out looking at Vermont real estate in February for fun.

Lighter showing activity and serious focused buyers, is the IDEAL scenario for selling a house with young children at home!

Handsome Colchester home

Sitting back from the road, with a huge flat front lawn, this handsome contemporary home has ample room for work, play, entertaining, and everything else. The updated kitchen is super convenient and features recessed lighting, gas range, electric wall oven, and stainless steel appliances. It’s situated in the middle of activity with an adjoining dining area, a sizable walkout deck and a large storage pantry.

The most compelling feature of the house is a huge family room with vaulted ceilings, terrific eastern light and warm woodwork throughout. A cozy loft above the family room makes a great retreat and can be used for an office or playroom. The fieldstone fireplace looks rustic, but is decidedly useful, and can be accessed from both the family room and the living room.

Boasting a first floor laundry room, plenty of finished and unfinished basement space, a large deck off the kitchen, and a good-sized mud room, this home is the ideal fusion of style and comfort.
