The Importance of 3D Matterport Tours in Conroy & Company's Business (An Interview)

In the following interview, Mike Conroy, Broker at Conroy & Company – KW Vermont Real Estate, discusses why using 3D Matterport technology is not only an essential marketing tool for every one of his listings, but why it is a necessity to continue to compete with today’s growing real estate trends.

How did you first learn about 3D tours and why are you using them now?
As a Realtor, I am always following industry sources, news and newsletters. A couple years ago, I discovered Matterport, which was the first significant 3D provider. I’ve always loved using technology to help our consumers with the real estate process. I loved what I saw with Matterport a couple years ago, but I knew they needed a little time to improve their technology. Now they have and it was time to put it to use for my clients.

What type of property is best for a 3D tour?
Our initial thought was it would be best for larger properties as it would give people the sense of how the space flowed together. It’s difficult to get a sense of the floor plan with photos, especially with a larger home. Since we’ve started using 3D tours, we’ve used them on smaller properties as well as larger ones. Even a two bedroom condo has interesting features that translate well in 3D – probably should have known that! We learned it’s awesome for every home, and we now use 3D tours for every home we list.

How do these tours help buyers?
We know that we’ve brought more buyers who are interested in that specific property into the home, and helped those buyers make quicker decisions, resulting in faster sales because of a few direct experiences just this spring. Buyers saw one of our 3D tours, decided to view the homes in person, and ended up buying. The buyers had a much better understanding of the property prior to seeing it, and they were able to move forward faster.

Why are 3D tours a big differentiator for you and your team at Conroy & Company?
Our real estate team is an early adopter of technology, and we always have been. Our sellers love the fact that we use the latest technology, and they understand that is a plus for them. Matterport 3D tours recently placed #2 on the Forbes list of 23 Bulletproof Real Estate Ideas. We are in the midst of a virtual revolution, and soon all of our interactions with the digital world will be in 3D and VR. By using this technology, we are staying ahead of the curve in the way we market homes for our sellers – and it sets us apart from those agents who are slow to pick up and use the latest technology.

In what ways are virtual tours and 3D/Matterport different?
I’ve never used the industry standard virtual tours, because I get seasick when I watch them. They take a photo, stitch it together, and then just pan back and forth, up and down – simply taking 2D photos and making it move – I call it the Bobblehead real estate tour – they don’t add to the consumer experience.

The 3D tour is completely interactive to the consumer. They can look where they want, for as long as they want, and in any direction they want. It is an immersive experience and allows them to experience the property almost as if they were there – I love that, and they do too.

What do you love most your job?
As a former corporate management guy looking at numbers, budgets and meetings for my job satisfaction, I love the fact there’s so much soul in what I do now. It has such an important meaning to my clients. I get intimately connected with people, one-on-one, with their lives and this one significant piece.  I am able to offer my experience and skills in helping them end up with a great result in real estate – that’s satisfaction on a whole other level for me.

10 Tips to Get Your Home Ready to Sell

Consider these 10 tips when preparing your property for sale so that your home will appeal to more buyers and hopefully sell in the shortest amount of time possible:

1. Declutter – One of the most important steps in preparing for your home to sell is to minimize the clutter. If you have a lot of clutter, do this step first. Put away piles of bills and mail, shoes by the door, books & knickknacks from the bookcases, and toys from playrooms. Tidy and pack up closets and kitchen cabinets. You want the buyer to admire the spaces in your home, not to be distracted by the messes.

2. Depersonalize – Depersonalizing your home is also extremely important because it can prevent buyers from getting distracted by your belongings and personal taste, and allow them to envision themselves living in the home. You’ll want to make sure to pack up the following – or at least have it put away for showings:

  • Personal photos
  • Certificates and awards
  • Collections
  • Religious decor or artifacts
  • Toiletry items – toothbrushes, bars of soap, medications, bathrobes, makeup, etc.

3. Clean – Once the home has been decluttered, it’s time to clean, clean, clean! If the home hasn’t had a good deep cleaning, hire professional cleaners. It will be easier for you to keep up with the cleanings prior to showings once the home has had a good base clean. If you have carpets, make sure they get shampooed.

4. Offensive Odors – Every home has a scent to it, and most of us are immune to the scent in our own house. Your home undoubtedly has a scent if you cook with a lot of spices, if you have any pets, if a smoker has lived (or currently lives) in the home, or if you have old carpets. You might have a mold and mildew smell in the bathrooms. Consult with your Realtor about the scent of your home and their thoughts for improvements for showings.

5. Paint Colors – The red wall might look great with your décor, but it just isn’t for everyone. If you have large walls with bold colors, it’s best to paint them to a standard beige.

6. Wallpaper – If your home has wallpaper older than 10 years old, consider removing it (not painting over) because it could probably appear dated.

7. Let Light Shine In – Make sure to open your blinds and drapes before showings. Allowing as much light in as possible is key! Sometimes cleaning the windows will also make your home feel exponentially brighter.

8. Complete the Honey-Do List – Need to fix a leaky shower head? Replace a broken tile? Remove a busted fence? Paint the garage floor? Do all the little items on your to-do list prior to listing your home. A buyer will have more confidence in a home without a lot of deferred maintenance.

9. Boost Curb Appeal – Make sure to keep the lawn mowed, leaves raked, gardens and walkways weeded, sideway cleared, and bushes trimmed. Paint window trim, plant some bright flowers, and be sure to pick up any trash or debris that might have dropped or blown on your property.

10. Feng Shui – A little Feng Shui can go a long way. Don’t position the backs of furniture to face entry ways, place toilet seats down, and don’t block windows with big furniture like beds or dressers.

Market Snapshot: The Time to Sell is Now

The Time to Sell is NowWith the second quarter of 2017 well under way, Northwestern Vermont continues to be a sellers’ market with a low inventory of homes for sale in select price ranges. According to the Northwestern Vermont Board of Realtors March 2017 Market Statistics, New Listings are down 24.3% for Single Family properties and 4.4% for Townhouses/Condos compared to March 2016.

Even with demand high and supply low, the average days on market is still 107 days for Single Family properties and 120 days for Townhouses/Condos. For properties in the mid-price range of $250,000-$400,000, we are seeing multiple offers for well located, staged and marketed properties.

The Federal Reserve decided this week to not raise interest rates beyond 0.75-1%, however analysts do project rates to go up at the Fed’s next meeting on June 13 and 14. Today 30-year fixed interest rates are hovering around 3.8-4.1%. With a low housing inventory in Northern Vermont, and the prospect for interest rates to increase more this year, you can position yourself as a seller strong and get the most for your home.
