Market Snapshot: The Time to Sell is Now

The Time to Sell is NowWith the second quarter of 2017 well under way, Northwestern Vermont continues to be a sellers’ market with a low inventory of homes for sale in select price ranges. According to the Northwestern Vermont Board of Realtors March 2017 Market Statistics, New Listings are down 24.3% for Single Family properties and 4.4% for Townhouses/Condos compared to March 2016.

Even with demand high and supply low, the average days on market is still 107 days for Single Family properties and 120 days for Townhouses/Condos. For properties in the mid-price range of $250,000-$400,000, we are seeing multiple offers for well located, staged and marketed properties.

The Federal Reserve decided this week to not raise interest rates beyond 0.75-1%, however analysts do project rates to go up at the Fed’s next meeting on June 13 and 14. Today 30-year fixed interest rates are hovering around 3.8-4.1%. With a low housing inventory in Northern Vermont, and the prospect for interest rates to increase more this year, you can position yourself as a seller strong and get the most for your home.

Julie possess a wealth of creative problem solving insights and experience gleaned from years as the Founder of The Web Managers Roundtable, Washington D.C. Metro Area. In this position Julie created conferences and events which brought together senior level web practitioners for enterprise level web sites and experts in the field to meet and discus relevant topics.

Julie holds a B.A in Interior Design with a specialty in historic preservation. Notably she was an illustrator and graphic designer for The Smithsonian Institution for many years. Julie’s eye for detail will be a great service to her clients!
