Harris Green offers active urban downtown living, with many new residential and commercial developments in the pipeline. This will be one of the highest growth neighbourhoods in victoria for both rental and strata ownership living.
The neighbourhoods walk/bike score of 99 mean it’s centralized location is perfect for the modern city dweller. The new Save on Foods on Pandora & Vancouver is an exciting new asset that will spark further gentrification.
In this video I will be conducting an overview of the Harris Green freehold strata condo buildings. I have been living in Harris Green since 2014 and have witnessed the remarkable positive change in the neighbourhood as it attracts new residents, businesses, and vibrancy. I love the ability to walk across the street for shopping, and then a short stroll downtown, cook street village, or beacon hill park. There are currently 1,784 freehold strata units with occupancy in Harris Green neighbourhood. There are 359 strata units actively under construction (The Wade, and the two building Chard project Vivid at Yates & Yates on Yates.
In Planning there is an additional projects in planning, but are likely to tend towards rental housing, and the density could vary significantly from the proposal and what ends up getting approved by council. For example: 129 units for the Pluto Site. At View & Cook and 62 unit at 930 Fort
So we can breakdown Harris Green in various ways. There are large buildings with over 200 units, and smaller buildings with as little as 6 units. There are older buildings, which generally offer larger floorplans, parking, storage. And there are newer buildings which tend to have significantly smaller unit sizes, but modern finishings and common area amenities. Parking ratios in newer buildings tend to be lower than older buildings.
Let’s start with the older buildings.
1026/34 Johnson, Sutton Place W and E are 10 storey steel and concrete high-rises with separate storage off the deck, insuite laundry, under ground parking. And only 4 units per floor.
The Pacific Monarch at 1015 Pandora is a 10 storey steel and concrete tower with 30 suites. Offering lovely large floorplans, 150 sqft patios and in-suite fireplace & laundry. This is a great value investment located on the Pandora greenway. Month to month rentals and 1 pet allowed.
Next up, Regent’s Park, another landmark strata with 2 identical buildings. I have an entire video devoted to the real estate vitality at Regents Park. I am an owner at Regent’s Park, so may be a bit biased on how awesome this strata building is. The property is situated on a 1/2 city block giving it ample green spaces, a porte cocherie, and off-street visitor parking combined with 2 levels of secured parking with a 100% parking ratio.
There are 2 types of layouts, both of which are 2bed/2bath options with in-suite laundry. The balmoral on the East/West are the smaller version at approx 980 sqft, and while the north/south units are larger version at approx 1,100 sqft. Small pets and rentals allowed.

The Brookman at 935 Johnson is offers generous 2bed/2bath unit sizes in the heart of the city. This 90’s style 4 storey wood frame building offers 48 units. The building has been rain screened and remediated. It offers pets, rentals, BBQ, and secure underground parking. Low turnover in this building creates great investment value.
The Manhattan is a 15 storey steel and concrete BOSA highrise tower located directly across the street from the Market on Yates offering ultra convenient access to Harris Green village. The Mosaic at 1061 Fort Street was a famous office building conversion in the early 2000’s offering very modern lofts and jr 1 bedrooms for its time. It remains a landmark today known for its artistic mural exterior. Offering live/work zoning, it allowed rentals, pets, kids.
The Monterey on Johnson offers both ground and above ground level condos and lofts. Two dogs, no size restrictions, BBQ, rentals allowed.

Bossi House, is a boutique 16 unit building tucked away on Johnson Street. Offering compact and efficient layouts, this offers great value for investors or someone looking for pied-a-terre.
Legato a landmark highrise that has brought an invigorating development that provides an example for future development in Harris Green. Completed in 2018 this luxury high rise offers 90 units directly across from the London Drugs and Harris Green village. 989 Johnson is one of the newest arrivals to the Harris Green neighbourhood. This large new development rises 17 storeys and provides 206 market condos. Again, following the footsteps of Legato, it offers upscale finishings, custom closet wardrobes, floor to ceiling windows, full size appliances, and today’s modern amenities.
The Jukebox is a dense 215 unit development on View Street offering efficient and compact units for the urban dweller. The finishing style includes hardwood floors, exposed piping, loft style appliances, and 10’ ceilings. This building offers one of the best common area gyms I’ve ever seen, and a lovely outdoor patio and courtyard. A popular choice for investors and first time homebuyers.
