It’s an age old question in the real estate industry: “Should I attempt to sell my property during the holidays, or just wait until the New Year (or Spring)?”

Sellers typically have limiting thoughts about listing and selling their property in November or December.

Some negative thoughts and about this concept stem from misconceptions, such as: “Buyers don’t look for homes in November and December ”, “Attempting to sell around the holidays would completely disrupt family events and create undue stress”, or “I won’t get a good price for my property if I sell during the holidays.

Let’s take a close look at reality as it relates to real estate sales during the holiday period.

  1. Buyers who look for homes during the holidays are serious buyers.
  2. Buyers typically have fewer homes to choose from during the holidays. Less competition means you could get a higher price during the holidays.
  3. Listing inventory usually increases after the New Year. More competition could mean a lower price and other unfavorable contract terms.
  4. Houses show better during the holidays. Candles of Hanukkah, Christmas trees, garlands, and lights create a very warm feeling when potential buyers walk through the property.
  5. During the holidays, buyers are more sensitive to the feelings of others and may not negotiate as hard as they would at other times of the year.
  6. Buyers have more time off work to spend looking at homes over the holidays.
  7. Some buyers want to close before December 31 for tax reasons.
  8. Corporate relocation transferees may be starting their new role in January and would want to close and move before their start date.
  9. Concerned about scheduling around family gatherings? Your agent can set showing restrictions and create special notification and authorization measures so the showings only happen when the time is good for you and your family.
  10. If you plan to buy another home after you sell your current property, selling during the holidays could put you in a position to be a non-contingent buyer in the new year or in the Spring, giving you more negotiation power.

Bonus Perspective: Consider the 180 Degree Difference. Do the opposite of what the crowd is doing. If others are waiting, don’t wait. If others are taking their homes off the market, put yours on the market. If other sellers are not decorating for the holidays due to having the home on the market, consider decorating at a high level, exterior lights included.

In order to successfully sell your home, your main focus is to make your property stand out from the crowd, and to do so at a time when the law of supply and demand is working in your favor. This focus is easily accomplished by marketing your property during the holidays.
