Thinking About New Construction?

If you are thinking about a new home, new construction might be a great way to go.  Think about it…a beautiful new home, that “new home smell”, you pick your colors, your cabinets…IT”S PERFECT!

NOT SO FAST!

Unfortunately, if you go forward blindly into your home purchase you will not be the first to discover that buying new construction is not as simple, or as trouble-free, as you imagined. There is still a lot that can go wrong, and you can still wind up with a property that is not nearly as perfect as you expected.

What Could Go Wrong?

How Do I Protect Myself?

The simplest way to protect yourself is to hire an experienced buyer’s agent to represent you through the new home construction process.  Remember, that nice salesperson working at the model home probably is an employee of the builder and has the builder’s best interests in mind.  Also, in North Carolina, buyer representation for new construction, as well as for resale properties, is free to the buyer!

New Home Construction Can Be Very Complicated

How Can a Buyer’s Agent Help Me?

Here are some ways that a buyer’s agent can help you with new construction:

      1. Negotiate on the Buyers Behalf
      2. Guide you on appropriate upgrades and plan modifications
      3. Recommend A Quality Lender & Financing Options
      4. Ensure that the paperwork, including the contract, is in order.
      5. Keep The Transaction & Build On Schedule
      6. Coordinate Communication with the builder, lender and closing attorney
      7. Coordinate Inspections

Here is a video segment that we posted a few months ago highlighting the reasons why you need a buyer’s agent for new construction

Are you thinking of buying new construction in the Raleigh-Durham area? If so, it’s important that you have quality representation throughout the process. We’d love the opportunity to discuss the Raleigh-Durham real estate market and the new construction process.

Getting a Chocolate Buzz in the Triangle

Life is a box of chocolates. You never know what you’re going to get.
~ Forrest Gump

Welcome my friends, welcome to my chocolate factory.
~ Willy Wonka

If you are looking for a chocolate fix around the Triangle, you are in luck!  There are lots of places in and around the Triangle to get your chocolate on!

Hold It With Both Hands

Fera’wyn’s Artisan Chocolate

We recently visited Fera’wyn’s Artisan Chocolates in Holly Springs at 652 Holly Spring Road.  Fera’wyn’s was founded by husband and wife team, David and Joana Whittingham in late 2012.  Fera’wyn’s features chocolates, truffles, and other confections.

The truffles feature local produce and dairy whenever possible which blend beautifully with the imported chocolate. The flavors often reflect what is regionally available at farmer’s markets – such as the raspberry-lime Chambord and the medal-winning Limoncello.

A cozy downtown chocolate factory that scrupulously sources every ingredient to ensure high quality, responsible chocolate.

Escazu Artisan Chocolates, 936 N Blount St, Raleigh

Since 2008, Escazu has been directly sourced fine cacao from small farms, then roast and grind on antique equipment.  They handcraft bars, truffles, confections and more at their workshop and store in Raleigh.

Chocolate Smiles, 312 W Chatham Street, Cary

This place is a chocolate-lovers dream! Fudge, truffles, chocolate-covered fruit and just about anything else sweet can be found here.

Chocolatay Confections, 306 W. Franklin St., Chapel Hill

This family-owned chocolate shop has a location inside Blue Dogwood Public Market.  We love their sea-salt caramels!

Wednesday Wind Down

Checking out some great places around the Triangle to enjoy a wind down on a Wednesday

If you are looking for some great places to “wind down” midweek, there are lots of great options around the Triangle. From wine to wellness to watching movies, there is something sure to please.

Wine Down @ Peak of the Vine

We recently stopped by Peak of the Vine at its new location in Historic Downtown Apex. The Peak of the Vine is a unique combination of a wine lounge and wine shop. Enjoy the warm and friendly atmosphere of our lounge as you sip on exceptional wines from around the world; or choose your favorite bottles to take home.

On our visit, Kelly enjoyed the daily sangria special while I enjoyed a Chardonnay from Slovakia. Both were great and were a perfect way to enjoy “Wine Down Wednesday.”

The Peak also features live music, karaoke and open mic nights. If you are looking for a great place to meet with friends in Historic Downtown Apex, you should consider a visit to the Peak of the Vine.

Cheers! Wine Down Wednesday at Peak of the Vine

Triangle Market Stats Q1 2019

https://youtu.be/D4CtyzDi_5U
Triangle Market Report Q1 2019

Q1 2019 is in the books but the real estate market in the Triangle NC region is looking like a repeat of 2018. Many of the trends in Q1 mimicked those from the same period last year.

What increased? Inventory growth, sale prices & days on market, while inventory within the resale market < $300,000 decreased. Historically March is the hottest month of the year in the resale market and this was true in 2019 in the below $300,000 market.

While new home construction has helped relieve the lack of inventory in other submarkets, due to the cost of land and development costs, there are very few new construction options in the $300,000 and under market across the Triangle.

Quarter1 also saw a welcome decrease in mortgage rates. Current buyers have a stable mortgage rate environment and this is projected to continue throughout 2019.
