There’s an interesting question that some buyers are facing right now.
With a somewhat limited inventory, especially in the starter and middle-level markets, some buyers are considering a new house that’s recently been constructed, or building the home of their dreams.
According to Robert Dietz, Chief Economist at the National Association of Home Builders (NAHB): “The second half of 2019 has seen steady gains in single-family construction, and this is mirrored by the gradual uptick in builder sentiment over the past few months.”
This is great news for home buyers, because it means there are additional options coming to the market, which will provide more choices. The most recent data from NAHB shows that nationally the inventory of new homes for sale was 321,000 in September, representing a 5.5 months’ supply. This is in line in percentage terms with what we’re seeing on Cape.
Builders are very aware of buyer sentiment and Indications are that they’re beginning to focus on price ranges where there are more interested buyers. With both a lower sales price for these homes and low-interest rates, today’s buyers are in a potentially strong position.
If you’re thinking of buying a newer home, we’d be happy to meet with you to discuss opportunities that are in the pipeline, as well as review current inventory,

If you’ve been planning to sell your home early in the New Year, now is the time to put it on the market.
Fact is, our homes never look better than they do during the holidays. With company coming, small repairs are made and rooms refreshed for overnight guests. Clutter is put aside as festive decorations come down from the attic. Can you think of a more opportune time for potential buyers to see you home and professional photographs taken to be used for marketing?
Buyers, who are looking during the holidays, are definitely serious and respectful of a seller’s holiday commitments. Keep in mind that buyers are also trying to juggle their own responsibilities, plus search for a new home.
Another reason to begin marketing your home now is that most hiring occurs in January and February, when managers receive their new budgets. The Cape is a prime spot of interest for both those hires and transfers, who put a priority on quality of life and work balance.
With many people waiting to list their homes until later in the year, you could be in a very advantageous position with these buyers, if you choose to act now.

Who you work with really does matters!
Wishing you a happy and safe Veterans Day. Thank you to all who served.
Enjoy your week…
